I am capable of *competently* completing an appraisal assignment on a "typical" SFR even if

  • I've worked in the community before but have never worked in this particular neighborhood

Let me pose a solution. Remove all influence or bias you can. Put the ball in the appraiser’s lap.

If your son the law enforcement officer is bad with a shot gun and bad with a pistol, I certainly hope that no one who is innocent gets hit as a result of his bad shooting.
 
Denis, you apparently forgot that anyone who disagrees with Eli and a few other posters on the AF does not care about the public trust and is either a criminal, sell-out, or severely misguided and the FTC or the governor of Louisiana is going to make them all pay, lol

The appraiser is the only one that can determine if he or she is competent and it's unfortunate so many take assignments they are not qualified to complete because they do not spend the time to gain competence and Just because the appraiser works a certain county or area each case is different. In Los Angeles County there are certain neighborhoods or communities that I do not consider myself to be competent and I refer to other appraisers who specialize in these neighborhoods. I sat in one USPAP class and had some big-headed instructor told us that he could be dropped off anywhere in America and be competent within 24 hours !** I sarcastically informed him that I had heard some really lame statements in my life by appraisers but his definitely was at the top of the list. Anyway as far as Law Enforcement I have no idea what it has to do with appraisers or competency but I doubt George is offended because after all nobody in California cares about some local Tennessee Cop after all if he was so smart he would have gone to law school.
