Where does the requirement to inspect comparable sales from at least the street arise from?

They write their appraisal policies and what they will accept, the same as most of your other clients and users. It's always up to the appraiser to add to that if/when necessary.
 
and they waive appraisals...meaning the unlicensed scum bag mortgage broker you hate so much is estimating value...again slowly rules for me not for thee :ROFLMAO:
 
They're running their AVM on deals they consider to be no-brainers. So simple they don't even need you to validate their decision making. What they're using appraisers for are situations that they don't necessarily trust to their AVMS.

How am I sticking up for them? I mean other than acknowledging facts which you are compelled to ignore?

As for the data they analyze to make their decisions, most of it is appraiser developed. Which nobody but them has access to. So if you're going to complain about the achilles heel of all AVMs - data quality - then what you're complaining about with their AVM is whatever it is you consider to be the quality of that appraiser-refined data.
