Where does the requirement to inspect comparable sales from at least the street arise from?

The lack of insurance is causing lot of problems.
The increase in insurance is difficult to recoup from tenants.
The increase in insurance is raising the HOA fees. My rental condo is paying near $500/month and it doesn't have a pool or other good amenities.
The increase in insurance will make home ownership more expensive.
All this mess not good for real estate.

It's called California and Newsom. That's why your insurance is high. It's not nearly as bad a problem in most other places...only Democratic strongholds like Cook County. IL- https://news.wttw.com/2024/06/27/so...meowners-see-largest-property-tax-increase-30

Florida and Texas are both going through HELL and back with insurance rates, I'm not quite sure why you think it's just California.

Terrel easily blame all problems on Newsom. Of course, progressives contributed to all the problems in CA.
Interesting to note that Texas and Florida have their rates increasing. Are they using AI to be more selective when risks are higher then they want?
With my commercial insurance rates, I feel there's a lack of competitors and companies to choose from.

I wonder why?

Newsom=progressive
Newsom is smart Progressive.
Last week, he ordered all homeless encampments on public land to be gone.
The encampments don't look good for Harris. FOX will use the homeless optics to attack Harris.
I'm afraid the force eviction of the homeless will push them out of the cities and to the suburbs.
I'd been seeing more homeless wandering in my town. I feel sorry for them but don't want them here.

I suspect Florida would be targeted too with yearly damages from Hurricanes. CA has a Fair Plan which is last resort. Does Florida has such a last resort insurance plan?
yes it's called $20,000 policy. state farm is leaving.

I'm experiencing what the masses are feeling.
Something is not right.
i can't insure all my rental and commercial properties. i can't recharge my new telsa. all my vacations are expensive. eating at expensive restaraunts is expensive.
i'm not sure the masses are feeling your pain king. that is why kings have to suffer alone in their thoughts. except, you seem to have a need to brag here, and then express how you suffer.

If I'm having problem with insurance, many are having same problem. Are appraisers aware of this.
It's not good for commercial real estate.
i can't recharge my new telsa.
I seen some EV chargers damaged. Criminals stealing the copper cables. Not good.
all my vacations are expensive.
More people going on vacations, I see the prices increase.
I made early reservation for rental car and was crazy expensive. A day before, price dropped like 50% and I rebook.
I made early reservation for hotel for coming vacation. A month later, price dropped and I rebook. I'll check again to see if room rates continue to drop.
Did vendors anticipate higher demand?
eating at expensive restaraunts is expensive.
Last week I went to Brazilian restaurant for lunch with wife and daughter in SF.
Meal came out $118 but with taxes (SF has an additional 5% health tax) and tips, total bill came out $158.
$40 on top of meal is expensive.

Are others feeling my pain?
