Where is the review work?

I have almost been sued for a field review I did, not by the lender, but the original appraiser. Figure that out when quoting a fee.......

Why, did you report him to the state?
 
Theres no review work because nobody is getting orders to do appraisals. so sad.
 
I did field reviews for a national lender but this was subprime so no more work since August.
 
There is a lot of work out there and it is not AMC work. Thinks were much better before but there is work for whoever markets his business right and gets out there and tries to get work. Our biggest problem is we got used to getting work without leaving our home or office and the times have changed. I am saying that from experience and this is my personal story. Back in early this year, we were getting on average 100 orders or so every month. We have 4 appraisers in our office including myself. Believe it or not, 95% of the work we were getting was from clients I recruited myself. I was happy with whatever we were doing and I gave all my time to appraising and forgot all about marketing and orders started dropping down. We lost 80% or so of our business by September, October. Am back on the road now, at least 2 days a week for marketing and i started seeing a huge change. We are not where we want to be yet but it is working great. We have at least 50% increase in our business from where we were in September. I tried different things, things work and things don't, but you have to keep trying because sooner or later you will find out what works for you and then you stick to it and use it in your marketing. In my opinion single appraiser shops do not cut it in this market. One person cannot do it all. Do not give up, become lazy and sit home waiting for things to happen. It will never work this way unless the market changes drastically again and everybody needs your work, but i do not see this happening anytime soon.
 
There is plenty of good review work out there but if you are just now trying to get in front of it, you might be too late.

You have to market to future trends, not the current situation.
 
Most of my review clients have used me for years before starting to send me reviews. I've never had any luck soliciting review work.
 
I was doing a lot of review work of it until Aug., about 6-8 a month. I have had one review order in the last 3 months. I did get a request from Imortgage to do one for $100. I can't do a good job for that amount so I turned it down. It got picked up right away by the local skippy in less than 30 min.

I am going to take a good hard look at my business plan at the first of the year. Looking at the last quarter and the general out look for tis industry the next 3 years I think it's time to close up shop for a while.
 
For those of you getting review work, what percentage is post closing review work?

I get a fair amount of review work, but it is still pre-closing. I honestly can't recall the last time I got a post closing review.

Mostly 1-3 years after closing.
