Which Topic Fires Up Appraisers More?

Every week there are new threads on this site which demonstrate that posters are not competent to handle the assignment. There are active threads with these idiots right now. These idiots get assignments because they are cheap, fast, or both. These idiots getting the bulk of residential appraisal assignments erodes public trust in the profession.

I, too, was one of these "idiots" many times in the past and may still be now, as there are always scenarios I have come across in my career (and still do) where I may not know the answer and/or have not experienced a situation.

This site has been (and continues to be) a plethora of help in advancing my career in this industry. Not all of us have experienced all types of properties, so although we may have 2, 10, 30+ years experience, we may still need help trying to become competent to handle the assignment. That is one of the things I DO like about USPAP (and I'm strictly talking USPAP) is the fact that we (appraisers) CAN become competent and complete an assignment
 
If you engage a unskilled appraiser then it does not matter how much you pay them you still get a **** report. A unskilled appraiser is not magically going to become skilled because you pay them more.

What we have examples of on this site is appraisers not knowing fundamental basics. Many times it is not appraisers that understand basics that are having trouble working through a problem which would bother me less.

With respect to USPAP do these appraisers tell the client and describe in the report that they are/were not competent when engaged and went to appraisersforum.com to become competent, as required by the competency rule? How many more are out there being engaged that don't even have the ability to properly identify the problem to be addressed?

To be fair, some entity granted licenses to the incompetent. But but but the USPAP student manual will help them along with the guidance of corelogic.

And sometimes people (appraisers included) "don't know what they don't know"

Most likely they were instructed incorrectly when being a trainee?

Or they never came across some of the "basics"

FWIW, some "basics" for me may not be the same "basics" for someone else and vice versa (i.e. Intracoastal view vs Gulf view for me ... Mountain vs non Mtn for someone else)

We have numerous examples on this site of appraisers knowing fundamental basics and rejecting them as unworkable or worse. Many cannot even differentiate between an approach that is not necessary from one that is not applicable. The cost approach is front and center where the approach is usually applicable (howbeit weak that it may be) but often not necessary. And the false premise response is A. there isn't any land sales, B. the property is too old or has been remodeled, C. Houses can last hundreds of years (which has absolutely nothing to do with remaining economic life).

that would be nice if the check was good. I just received a check from coester that bounced.
 
There's strength in numbers. I feel bad for those left out in the cold by coester. I really do. This doesn't have to happen again, but it will take appraisers organizing, like every other professional group does.

It's frustrating that so many of us choose to get mad online, but do nothing. We have 3,500 +/- appraisers in NC. If we could get 2,000 of them to organize and pay a minimal $100/yr, that would more than cover for a full time lobbyist in Raleigh with plenty left over. If enough states chipped in whatever they had extra, it would be more than enough to put someone on the payroll in DC to counteract the staff in DC that REVAA has. It can be done, and it should be relatively easy, but it will take appraisers participating in their profession. Being on AF and facebook groups are fine for asking advice and complaining about sh*t, but it does no good.

Maybe it's just me, but I can't imagine being in any profession when I didn't participate in my professional organization. I've been in other fields and always got involved. I took it as my responsibility.

Nice but waste of time probably, but what might not be is to copy the check and insufficient funds stamp and attach to letters. Send one to the state board, one to your state rep and another to state senator. Then send to TAF, the FED, the bank client, FDIC, your US senator, congressman, chair of the banking committee, REEVA, AI, your E & O, and every consumer watchdog group you can think of. Won't get you paid but if enough Coester victims would perhaps it would bring real change to the AMC model.
