Who can take FHA 1004D pics?

I’ve never questioned that the Appraiser needs to take the photos of failed FHA items at a 1004D inspection.
But I am being asked if the Realtor can take pictures of the newly mounted CO and smoke detectors that I required in my report yesterday.
And she will send me these photos. This request came via the AMC and Lender.
The house passed for FHA except for the detectors.
What say my peers? Thanks!

And you sign it? No.
 
I would be okay with it if the original assignment was a Desktop....

I have a Question. Where in 4000.1 does it say you even need smoke/CO Detectors?

While your looking see if you can find the requirement for Hot Water Heater Straps....

Good Answer. North Carolina is similar but it depends on when the house was built'; 1978 or later and/or if it has had any additions since it was built after 1978.

the other answer you were looking for was about pix and who can take them? Since you knew your subject was required to have them and made them an MPS/MPR you would have to take the pix yourself for the 1004d.
 
Anyone can take photos but only apparsier can certify it--The truth is many just have Realtor send photos and they sign it -Some modification has to be made so the appraisers dont have to drive 100 miles to take photos of something like smoke detectors .

You have made a good point. Throw in the AMC Phone-Monkey Dot Com'rs and it can get real screwy. Like I said earlier(and its happened to me) Someone did one of my finals!! What!? How do I know, well it closed. Maybe they got a new appraisal, who knows! All I know is I never did a final on that subject.

Never say never. I once had to run out and do a final (scrape and paint large wood deck) over 10 months later. They escrowed the money for the repairs and everyone forgot about it after closing.
