Who can take FHA 1004D pics?

Anyone can take photos but only apparsier can certify it--The truth is many just have Realtor send photos and they sign it -Some modification has to be made so the appraisers dont have to drive 100 miles to take photos of something like smoke detectors .
Is that accurate....
Not the photo but the certify....
When I was SPNB staff....
For some reason I thought certain level SPNB could sign off....

UC You are correct but they would not be using a Fannie 1004-D Form as thats a certification signed by the appraiser-Example : A Underwriter could be sent photos by say a Realtor-Loan Officer-Seller etc and then simply waive and clear the condition . BUT THE PROBLEM is today most will not as they want no part of it.
 
the VA told me once pics from a realtor were fine in this instance where it was needed asap and i couldnt do it the same day as requested.

How do you get by the certification on the 1004D where you certify that you personally inspected the repairs? That is the issue, not who took the photos. And VA doesn't much care about your license.

just make sure that the photo of whatever is actually from that house. you need to recognize the room at least belonging to your report.
co detectors are minor to me. of course, it's easy money, if not to annoying to retake. i will say that some FHA lenders are very fussy and want you to do it.

When you sign the 1004d you certify that you personally inspected the repairs so it should be pretty easy to verify that the picture that you took is actually from that house. If the AMC is asking you not to inspect they are either asking you to commit fraud (and have no business managing appraisals) or have no clue what they are doing (and have no business managing appraisals).

IMO-there is NO CYA for that, VA/FHA or any Lender does Not care about your "License/Certification" only YOU can prevent forest fires, close cover before striking......a great old passage.
 
Just drive to the property and do it. I will take any and all final inspection orders just to have something to do.
 
The lender can do a Lender Certification on minor items such as smoke and carbon monoxide detectors. Give them a choice, " i will go back out for the reinspection at at cost of X or you can ask the lender to do a Lender Certification".
