Who was the incompetent nerd that came up with FHA sketch labeling requirement regarding covered and uncovered porches and decks?

I AM SICK and TIRED of COMPLYING with nonsensical meaningless FHA guidelines written by incompetent policy writing nerds who obviously have never done an appraisal in his/her behind-the-desk career.
Then you need to decline FHA assignments.
 
Never had issues with labeling "Open Deck", but it is no longer acceptable because it must now be labeled as "Uncovered Deck". IF THE DECK was never covered in the first place, why must we label it as "Uncovered Deck"? Will the term "Open Deck" mislead the reader to think it could be a covered deck?
You are looking at it in the wrong concept (normal person) look at it from an insurance perspective (houses always have insurance) if there is a Fire, they want to be able to point out (support) every item worth money; how much is it to replace the roof over the porch VS an open porch?
I would suppose you have no problem pointing out "peeling paint" and getting a Fee for the 2nd inspection (photos included) for completion of the repair (per FHA)

Also, is your Fee commensurate for the work required?

One could argue that a covered porch has more value than and uncovered porch. If your guests have to stand it the rain/snow/sleet waiting for you to come to the door, it will get negative comments from them.
 
I occasionally do reviews. When I do them, the first thing I look for in the sketch is a screen porch that doesn't state whether it's covered or uncovered. I do not make the rules, but it is my job to enforce them. Consider yourselves warned.
 
Yes, it's been in the Handbook forever, BUT, we take photos of all of this. Worth a 1,000 words. We are not hiding anything from the reader.
 
I use to have a covered porch.
Being cheap and thinking like an appraiser, I enclosed the porch thus getting a larger foyer and made another bedroom.
I don't have a covered porch anymore but I increased gross area and got an additional bedroom. :dancefool:
 
Did you get a permit?
Normally I wouldn't but this project was in front yard and also wanted to put in city record of increased gross area and bedroom.
Unfortunately, assessor increased my taxes.
