Who was the incompetent nerd that came up with FHA sketch labeling requirement regarding covered and uncovered porches and decks?

For whatever reason FHA/HUD Wants or Requires the use of Covered or Uncovered Porche labels is irrelevant. It's a requirement. Period! If we look at that in the context of a USPAP minimum SR1 & SR2 Requirements hmmm Do you really want to fall on your sword and commit Hari-Kari over a simple label?

Do you really want them to dig deeper into other areas of your report? Throw in the AMC Checker Dudes & Dudettes who are looking for any chance to get a Gold Star Sticker of the Month award!

Myself, I choose to frustrate the AMC Checker Dudes & Dudettes every chance I get.

then stop doing FHA. I did. Less aggravation and liability.

I rarely do FHA. They like to punish and freak over things that don't matter or affect value.

It cracks me up when they request me to indicate whether or not the enclosed porch is covered. I’m not sure I’ve ever seen and uncovered enclosed porch before. :rof:
I mean. If it rains a lot then do you need to adjust for the uncovered, enclosed porch for the occasional pool utility?

My house used to have a covered porch.
I was able to enclosed it and added another bedroom.
This increased my home value (cost less than increased in market value).
Now I lost a full covered porch and has only an open porch landing. And because I bought cheap Home Deport doors, I have water leaks coming at bottom of door when there's a big storm rain. Ugh.

That's what you get for your "war on gophers". They used to keep your yard drained.

A house down the block hired a professional gopher killer to get rid of gophers on front lawn.
It worked and later sold the home at premium. Walking my dog today and I saw one gopher hole on the front lawn.
I use a water hose into an open gopher hole. Water goes on and on for tens of minutes. Few days later another gopher hole pops up again. And the cycle continues. I can outlast them.
Reminds of some forumites. Stubborn and persistent on election fraud and antiVax. They won't go away.

A rich, successful real estate appraiser such as yourself should be able to afford a weasel.
