Who was the incompetent nerd that came up with FHA sketch labeling requirement regarding covered and uncovered porches and decks?

You know HUD/FHA has it's little quirky things in the reporting and sketch requirements. In the context of a 1004/1073 It really doesn't matter'

Plus the lenders often inject their quirky items. I also think, but am not sure, I believe the AMC stick stuff in there also. i.e Straps on the water heater. In the area I work in we are not designated a Seismic area that would require straps. So it is boiler plate in my FHA Skeleton 1004/1073. The Lenders/AMC's that seem to push that are located in California. Same goes for smoke/carbon monoxide detectors. In my state it depends on if the house was built after a certain date(1978) or have had any major alterations after that date.

In my state I have to be careful about how I say something about condition of mechanicals, roofs. electrical etc The Reason is significant. We have NC Licensed Home Inspectors. I can be sanctioned by the State if I cross those lines simply because I am not a State licensed Home Inspector!!
 
FHA = F____g Hate Appraisers

I rarely do FHA. So much irrelevant BS, and HUGE consequences if you fail to appease them.

That's why I charge more for FHA.
Some readers think we're building inspectors.

That's why I have a hard time believing Fern does FHA. If so we would've had countless threads about how "quickly" the oven should heat up and the dishwasher drain. How many inches of insulation in the attic would be considered "livable"? And, "what does lead-based paint actually taste like"?

Sweet...which is why kids would taste it and eat it.

FHA discouraged appraisers from charging more for the additional work to do an FHA report, which is why I quit them 20 years ago.

Yeah, they were discouraging fee increases at the same time they were running commercials depicting appraisers grabbing a handful of pipes in the basement and "wiggling them" to make sure they were connected properly. And distributing press releases encouraging the public to sue appraisers for "triple damages" for any property defects they encountered post-closing with FHA help. Every old FHA appraiser knew what a POS Andrew Cuomo was a long time ago. Thoroughly detestable.
