Who was the incompetent nerd that came up with FHA sketch labeling requirement regarding covered and uncovered porches and decks?

You are dealing with FIRE. Did you ever send or receive anything from The FHA/HUD.....
Really sad, but they Appoint new politicos to that job all the time, then the lucky person runs for some election 1-5 years laeter Think Mario Cuomo, past HUD guy....Glid to pat his salary for 2 years when he did ZERO.....
 
One time I had a porch covering half of it. I called it Covered Porch and didn't describe the half covered.

In my experience most rear patio's are covered by about 60%, so I create two labels in ACI, one for "Covered Patio" and another for "Uncovered Patio," which in the SCA grid typically is 3% - 4% of the adjusted value of $300K homes (not that any $300K homes exist at present).
 
I don't mind labeling "covered" or "uncovered", but I agree it's such a weird rule. All one has to do is look at the photos. Any significant differences/adjustments to the comparables would be explained in the comments.

Exactly, but you need to remember they can't read either, otherwise "Stips" would be so limited.
