I just took USPAP today. Last class I needed for license renewal. There is much uncertainty in the air. My crystal ball is cloudy, I might be bounced into some new situation in a time and manner not of my choosing.

In which case I will find that situation, bounce back and keep appraising. How else could I make such easy money? m2:

Seriously I like the work, and most of the last 16 years has been pretty good. This is just a severe pothole in the road. I will survive. My theme song these days below.

Appraising, when it comes down to it, is not WHO I am but WHAT I do...

Sure, I did love it, but it ain't what it used to be. In fact, It is becoming more and more a whole lot of what I hate about it ....

One good thing about appraising, I have learned that you CAN do it parttime...especially if you have no choice, lol.... (due to low volume).

Always have a Plan B.

After reading all the posts on this subject it becomes clear to me that you always should have a plan B just in case.

The crazy thing is I really like appraisal business but I found I liked it alot more when I was making money and not putting money into each month to pay the bills.

When I read many of the comments from other appraisers who are sticking it out I could not help but think of all the people who worked for Enron who were worth over a million dollars and as the news for this company got worst and the stock prices kept dropping they refused to sell their shares thinking how much lower could it go until one day their stock shares were not worth the paper they were written on.

Always have a back up plan in place just in case this whole mess does get worst.

Malcom Forbes once said find something you love to do and then figure out how to make a living doing it.

He was right!

When I see people I know making over a $100,000 dollars a year on E-Bay and enjoying their life it makes you start to think creatively.

Depending on what happens with the real estate market and the whole appraisal business
I may stay in it BUT for now I will take care of my other business.

Remember when you were young and your mom and dad always would say never put all your eggs in one basket?

I know several SRA's who are busy taking the required AI CE they have put off until the last moment. One gave up the AI credential but will retain the state certification probably due to the amount of incoming we want you back mail the AI is sending out! Would be interesting to see the national I Quit list... methinks it is gonna catch More than a few GOOD ethical folks in the net! A really sad pass.[/QUOTE]
This year in Kansas you were allowed to renew without any CE classes.So to renew in 2009 we will need 28 Hours.I am getting many e mails for CE classes..There is a USPAP class in Topeka I might take just in case the world does not come to an end and someone may need something other than a BPO..

Appraisers always wait until the last possible minute to do their CE. So far this year the largest attendance for the 7 hour USPAP update class has been 16, most classes less than 10. Last year the last two classes of the year each had more than 60 students.

I know two MAIs who have dropped their designations here. One is doing residential appraisals for the VA.

I should have been an engineer. But instead I am an appraiser, but in my labyrinth (garage/workshop), I am a gadget guy. I have patents, patent pending, and others on the drawing board. Since it has slowed down I have revamped those products and have one that has a high potential of hitting national retail stores in hardware, sports, camping, and moving markets. Because of my background in appraising, I believe it has enhance the feasibility of my products and help others to revamp their projects also.

I have promised to myself that I will continue to keep my appraisal licence, and continue to or become a promoter for the enhancement of the appraisal profession. This profession is ingrained in me and I will never be able to let it go, in fact It's what I will always will be and proud of it.

I've noticed that their have been over 4,600 hits on this post, which leads me to believe that their are either allot of lurkers interested in what has been said here, or just other appraisers confirming their fate.

I think many will be or have quit, but many have to realize that with the slow down, the income is not their anymore and some may have to get part time jobs to supplement their income. Some are prepared for the slow down and are able to catch up on either vaction or things around the house.

After almost 10 yrs, I seen the writing on the wall 3 + yrs ago. I knew I couldn't work with LO's, MB's, Real Estate Agents, ect as the majority are just a bunch of SOB's, LOL.

I quit appraising 02/2007 full time. 01/08 I quit appraising part time. Went to work for the company I worked for prior to becoming an appraiser, a brokerage firm.

I still like to "lurk" on the forums, and see who's stirring the trouble around here. (Where's Bobby Bucks??????)

I still have my licence current, (I plan on taking some CE next week, an ICAP seminar in Springfield, IL).

Maybe someday, I'll do it for fun.
