Tossing out some old reports the other day, I was saddened when I looked at the invoices and realized the fees had not changed in my area from at least back in 1999-2000.
Take NAR for example. What do they do for agents with regard to fees? Nothing...the free market sets them. NAR is a more powerful organization than anything appraisers have, yet I would speculate that the turnover in that job is higher, and the disparaties in income are definitely greater.
Fees are low in certain segments of appraisal services because of supply and demand factors. If you're selling services that everyone else is selling, and there are way too many selling, there is serious downward pressure on fees. I do remember back about 15 years when there weren't enough appraisers, and lenders were offering to pay more to have the appraisal turned around in a reasonable time frame...and we're not talking about 24-48 hours like is expected by today's AMCs.
