Why the New UAD is DOA

joan was shock that the first appraiser to uad 3.6 brought paper and pencils with him... :rof:

Many people don't know Joan was certified residential. "was" is key term I think.
 
Does anyone here think that a touch screen will make checking the boxes faster than clicking.
 
I won't swear this is true but I think Joan has a disdain for licensed appraisers and it fueled her greed with appraisal management companies for money. I am not really sure what fuels Joan.

I am almost sure it is money.

In bright sunlight, I am not even sure I can see the screen. I don't have a touch pad I carry with me. I have toolbelt, clipboard and pen with laser. I have 100 ft. tape. 25 ft steel tape and roll on. Spare batteries for my laser. I can't see laser in bright sunlight.


I can barely see my iphone in bright sunlight. I did have to replace screen on iphone after running over it with lawnmower. It is not exactly the same and ATT is trying to sell me on a new one no charge.

But it ties me to them for 36 months without a charge. I don't like the 36 month tie. I like the service. My phone is paid for.

Att may have a deal on an ipad/iphone combo if you sign an agreement for like 3 years. I don't know.
 
Take a bank that engages appraisers directly. The bank keeps the loans in house. I don't know of anything that would require them to convert to a new form.

FDIC wont' require it. I don't know of any federal or state bank regulator that will require it.

GSE and Federal and State bank regulators are totally different entities.

All except VA did get called on carpet for bias hearings. Sorry.

All needed bailout too except VA.

Many banks did not need bailout. So, don't lose that fact.

Doomsday day scenario....

In 2026 a quarter to a half of the appraisers call it quits.

The top lenders in the country calls the GSEs to complain. We can't find any appraisers. Similar to what happened with rural areas.

The GSEs do not have to use appraisals.

The GSEs ramp up avms with pcr or waivers.

The appraisers left in the biz will get the 30% of the complex or value related appraisals.

So if the new UAD doesn't work out, that can be their back up plan.

The big mortgage bankers would much prefer the dooms day back up plan. It would pretty much guarantee the demise of the appraiser and they would get their instant mortgage that they want.
