Why would an FHA appraisal mark no deck? Listing vs Appraisal pics

Correct and items that were deliberately left out because they did not meet FHA minimum property requirements are still being discovered. This appraisal listed zero repair requirements. Can you clarify what a Q3 C3 means?
The Q and C ratings, Q is for quality and C is for condition. They're derived from the UAD (Uniform Appraisal Dataset). They should be attached to your report. Or, you can Google it and get the whole rundown.
 
If you mean no handrail because of what appears to be a drop off. I would say not an issue. The drop off is there deck or no deck.
A home being financed with an FHA loan must have porch railings and banisters installed if the porch (or deck) is higher than 30 inches. The railing must reach a height of at least 36 inches, which is mandated by the International Residential Code

It looks like it was intentionally left off of the report due to not qualifying amongst other things.
 
What profit is there in an appraiser intentionally/deliberately leaving out repair requirements and/or mention of a deck? Are you saying the appraiser was paid off by the lender to not mention repairs? Sorry - I'm confused on what you're trying to accomplish with this tirade...
 
Decks and fences have limited physical and economic lives, as do roofs. FHA does have MPS, but appraisers are not the deck police and required to bring everything up to a specific condition standard. As I understand it, this is a 3-year old report, so why is it important now?

I'm asking if you would mark a property as having no deck that is 8 ft from the house and leave it just out of frame in all appraisal pics?

Can't see the pix anymore. But from what I remember the deck surrounding the tree wasn't 30" off the ground

If you have some actual minimum property requirements that were missed. That is one thing. But it seems that so far you are nit picking. Should they mention the deck and fence. Sure they should. But did they adjust for lack thereof. I very seldom adjust for decks or fences. IMO too many variables most of the time to determine credible adjustment. Again why the issue 3 years later

it is over a 8ft drop off. This appraisal was desk reviewed and 18 deficiencies were found which did not include this one because without a field review how do you know all of the MPR items that were NOT included that should have been?

Why now? Why 3 years later? What's the main purpose of your thread? What are you looking for or looking to do?
