Why would an FHA appraisal mark no deck? Listing vs Appraisal pics

it is over a 8ft drop off. This appraisal was desk reviewed and 18 deficiencies were found which did not include this one because without a field review how do you know all of the MPR items that were NOT included that should have been?
The deck is also over a waterfront lot with a well and septic tank, right?
 
Why now? Why 3 years later? What's the main purpose of your thread? What are you looking for or looking to do?
It seems that this question will remain unanswered, however it's pretty easy to guess what the OP is up to.
 
Is this the same septic appraisal....LOL.

I once accentely marked "slab" and the home was on a crawl space foundation. I even had pics of the crawl space and pics of the foundation...labeled in the pic section of the report crawl space and foundation.

I came in low and ofcourse all parties went through my Report with a fine tooth comb to find something so that they could order another appraisal conv loan.

I should've changed it to a poll to see how many appraisers deliberately ignore MPR items, as well as how many appraisers defend appraisers that do.
 
how many appraisers deliberately ignore MPR items? 20% of appraisers do. Crooked, don't want to rock the boat, turn and burn appraisers and ones that think they are helping by ignoring it so the home can close and that would make all happy? That is the point...sellers wants to sell...buyer wants to buy....

It seems you just come to this forum to get confirmation and when you don't get it you resort to insults. Nobody on this forum knows what was or was not missed. What were the "deficiencies" found in the desk review. Any mpr violations?

Now would be a great time for you to get into appraising. There are PAREA experience programs with tuition scholarships. No supervisors are require now, especially those who are careless and miss checking important boxes. The GSEs and AMCs are looking for people like you who are no nonsense, especially those who have a broad minded view of neighborhoods that align with census tracts.
