Will Someone Explain this To Me

Tim, I got the same fax, plus about 15 earlier ones telling me they were moving, even though I haven't done anything for them for two years. They stopped sending them, when they got down to $170 and less for full appraisals. They also told me they had people doing full appraisals for $150. I asked them why they were calling me then?

I just got a fax from Chesapeake. I haven't done any thing for them in over a year. They will now accept PDF's, but they must be secured. They still prefer Lighthouse, though.

Isn't that amazing, I was told my $275 (2055) and $300 (URAR) were too high, but they still sent orders for a while (over a year ago). I only discounted that much for not having to send hard copies. Now, I con't discount at all and consider it a cost of living raise.

They keep faxing me too  I have never done anything for them. One time, way back when, they sent me a solicitation and I sent them my fee schedule. They don't like my fees either, so I said thanks, but NO. I guess they have some really "good" appraiser driving up 200 miles from Hotlanta for $150.

Once I sign my report...it can't be changed! Going to start charging a sur-charge for mailed reports..like $25 more.

Mike,

A $25.00 surcharge? I've had lenders tell me they expect me to lower my fee since they have to pay for the printing costs. I can almost see their point, since I went 100% PDF 1/1/02 my costs have been slashed. I haven't been to the post office in months, my color printer is gathering dust, and just yesterday FedEx called to see if I had switched carriers. I haven't overnited anything since December. I really can't see your point.

Nothing comes free. Don't forget your internet connection and the .pdf program. Granted, the overall cost is lower to you but your are not obligated to pass on all savings to the customer. He/she is getting the report 2 days earlier than if it were mailed.

In four years I have raised my fees one time. That is part of my way of passing on my operating savings to my customers. The more efficent I am, the longer I can stay with these fees.
