Something to consider is that any effect on value might be different for the houses that are existing when the wind farm first gets built versus an established wind farm where new buyers are aware of its existence in the first place. Make sure your data collection allows for that sort of analysis. There might be a shake out period where some existing owners move out when the thing is first built. Years later, the neighborhood will probably consist of more compliant homeowners because they chose to move into the area with the farm in place.
I've seen that with small general aviation airports. We have a community that complained loudly when a new airport was first built, and later expanded. Now, it's a fast growing community with lots of new houses and no one has a problem with the airport. If they did, then they wouldn't have bought there in the first place.
