Nice work all...I just found this thread this morning and have only been on the roster for about 6 months, and have thus far only completed - I think 2-3 - FHA appraisals. This type of tool will really help me feel confident that I haven't forgotten anything before leaving the subject property.

Nice work guys!! I have yet to do my first FHA, but I like the form and will use it on my first inspection, and then modify if I have a need.
This thread is probably the best example of Appraisers working together I have seen on this forum. Keep up the good work.
 
This is a nice check list. I just found this thread, and have some constructive comments:

-Roofs do not have remaining economic life (REL). Maybe serviceable life, or physical life, but not REL.
-I do not think that flat roofs are an issue any longer.
-Perhaps adding venting of, and proper mounting of gas water heaters should be added
-Though not specifically stated in addm. D, proper draining of sinks and tubs is important, and required to be checked. It is probably in the top 5 things I find.
-distance from well to slab is important.
-distance from well to septic is important.
-"wood destroying insects" should be re termed "wood destroying organisms" which can cover ants, wet wood rot, fungus, beetles, and termites. Dry wood rot also should be addressed.
-perhaps "adequate egress from BR's should be expanded to specifically include "at least one operable window (unimpeded by permanent security bars) per bedroom for egress"
-interior section may include a line "unsafe and unsanitary conditions" which could include fun things like animal feces in house, grossly soiled carpeting, and such.

Just a few suggestions. Thanks for your work! :)
 
Icognito, Thanks for your suggestions but I think I am going to leave it the way it is for now. I will be adding a 3rd page with the items about well distance, storage tanks and some of the other stuff that was on the VC sheet. I wanted to provide a quick list for the new appraisers to use right away.

As to the REL of the roof comment. The roof is considered to be a short lived item. There are many short lived items in a structure such as carpeting, appliances, siding, and many more. These all have RELs.
 
RSW, It would be fun and interesting to debate the REL issue, but I really am just trying to say "nice job" and lend constructive improvements to your form.

HUD 4150 clearly states
Life Expectancy: The appraiser must exercise sound judgment when evaluating roof condition. The roof should have a remaining physical life of at least two years. If the roof has less than two years remaining life, then the appraiser must report this condition in the appraisal report.
There is a difference, and I was just trying to point that out. :)
 
It is pretty much the same thing, just said using different words. But, thanks for the complement on the check list. As I said in another post, I am going to add a 3rd page with other stuff. I just didn't have time to put it in with this one. I got kind of busy with work.
