Would You Count This As 1 Or 2 Bathrooms?

Large, older, custom built home. The master bathroom is split, kind of a his and hers type set up. One side has a head, sink, and shower, the other side has a head, sink, and tub (with shower) it is pretty much open, but is divided in the middle.
What say you? I have a pix but I don't know how to post it.
 
I've seen those. I count them as 2 because the are basically 'separated' and each does have full bath utility.

Do you have to walk through 1 bath to get to the other? How would your market perceive this? Is this curable in the sense that you could put up a wall and provide another access to the second bath?

People are weird. Once saw a bath with a his and hers toilet. They were side by side with a 1/2 wall between them with no doors. That's just dumb.
 
Had the same issue years back. They told me that if it is charactoristic for master bedrooms to have one bathroom, then consider it one. Other updates are just a preference, and adjust for utitity or custom features if any. Also ask your UW.

Really OT,

Al, do you by chance have a current Scion XB for appraisal work? Seems as though it would be the perfect work vehicle for this business. If you do have one, let me know what your satisfaction level is. I think I may be tempted when that 2nd generation in your avatar is available!

Not exactly, you 'pass' one to get to the other. At the other end (opposite the master bedroom) is another bedroom, which has an access door to the master bathoom. So you can leave the master bed, pass both bathrooms, and enter the second bedroom. So if you wanted, you could extend the wall between the bathrooms, and have two seperate bedrooms with their own bathrooms. Does any of that make sense?

Not sure yet. This is not common for this area and price range. Of course the agent is counting them as two.

Go to the bottom of the reply page, click on the button marked "Choose file." Choose the file from your file system dialog. The file size of the pic must be <150K, so you may have to resize the picture before posting it.

Personally, I would call it one bathroom. Want to go in there and drop your drawers while your Aunt Mable is taking a bath? No? Then it's one bathroom. This assumes that the house is in a market wherein people are standard issue and don't normally share toilet facilities.
