David, the highest number I have seen was 4,600 on 12/27/07. I finished my last pre=license cources 12/07. There were no jobs out there and I just could not take money from students knowing most would never find a supervisor.This was the result of people trying to get in before the 01/01/2008 changes. So since the 4,600 we are down to 3,532. That is about a 23.5% decline in numbers Of couse we no longer have droves of people coming in to balance the number of those leaving the business. Keep in mind we have gone through a severe recession where many already licensed, certified or trainees could not find a position. . Wow, so it is worse than I thought. I was doing my best to recall the figure, but it seemed well above 4000. As to replenishment appraisers for those of us aging out, burning out, or simply wanting out, I see stories all over the appraisal trade mags and websites about the dire situation - its underlying causes, and all the various fixes they're looking at to soon try...none of any of which sound like good answers to me, but that's none of my business.

Thank you for the info though - I got rid of all of my printed "AppraiserReports" some time ago so I had no way to go back and see what our peak number was.

You can still go back many years and read them online at the NCAB website.

What people do not understand is you can't have 10,000 more appraisers when the the demand goes way down. The reality is lenders just need to understand that 5 day or less turntime is not possible all the time.

C&R my butt. It is the oligopsony market structure which is breaking Sherman Anti Trust law!
 
Five days? I am at 25 days.

Yeah, the VA (bless their hearts) does "give" us 7 business days on originations - but they do only give us 5 for foreclosures. I won't go into how bass akwards those turn times are relative to their difficulty...but like you said, we could all use more than 5-7 days.

Conspiratorially speaking, I think this is all on purpose. Pay us too little, push us too hard, for too long, and eventually we'll all quit and the powers that be will finally get to use their black box AVMs for every valuation they need.

It's bigger than that. Oligopsonistic competition (the oligopsony) either has to be dismantled or C&R has to get to where it attracts new applicants.
