So I have VA assignment and get called for final inspection for Monday from POC after items completed. MPR items not completed on Monday. Agent calls ranting. I explained what was not completed. Agent call back yesterday morning earlier than my business hours and says they will completed by 9 am. I say okay, I can make it.

I get there at 9 am and not only were repairs not completed but both bathrooms are dismantled now. I called VA. VA said just do what you have to do. VA said tell them they are making it worse instead of better.

I think I will need new effective date now for the lender or another lender. This is a sales transaction.

I explained to lender that value is going to increase when they renovate these bathrooms. Crew working said we are totally redoing these bathrooms.

Sales agent quit ranting.

Lender is not ranting. Lender said thank you.
 
In other words, the bathrooms that did meet VA requirements no longer meet VA requirements.

I can't fix stupid.

However, VA said charge the lender for both final inspections. Thank you VA.

Not the way I could have maximized my time or the veteran's time.

To be frank, it pisses me off.

I am almost forced to require a new assignment now with new effective date.

If I require new effective date, VA will likely honor that for the veteran for so many months.

I am not finishing assignment without new effective date before this contract closes. VA will back me.

The veteran buying has not contacted me. I would speak very clearly to them.

It is messed up.
 
The veteran buying already most likely has a copy of my appraisal. The veteran can call me. I will answer.

I had the same thing happen. It was a walk out basement bathroom. The other 2 baths were on the main floor. The purchaser (it was vacant) demolished the old shower stall, intending to relocate the bathroom (yes, before they had closed on it). VA said they shouldn't have done that. They found a cheap one piece insert somewhere to put in place temporarily just so it would pass (the toilet and sink were still there. I'm sure after they closed, they sent the insert right back and proceeded with the remodeling after closing. This drug out for a month, but no new effective date, just the 1004D final.

If the current value gets them to settlement, let sleeping dogs sleep.

Why would you need a new appraisal when the original one is getting them the loan. So a higher value would do what for settlement, nothing but cost the veteran more money.

Do the 1004d again, they are doing the repairs you required, and more, on the date of original appraisal. The lender doesn't care about the house having a higher value than the sale price. You are over reacting on this one, cool you jets.

Overreacting? maybe. I disagree with your suggestion to just let it slide. Letting it slide sometimes is one of the reasons that appraiser aren't as respected as we could be.
 
No, no. Bringing it up is fine, but you don't need a new appraisal. They are improving the property even more after the date of your appraisal. They do that and your repairs, why a new appraisal when the original one is good enough. As far as redoing the bathrooms. Better to redo them before the veteran moves in, then doing them when living there. Buyer and seller do what's best for them, it's not a stupid thing on this one.

Some of yous were never in the mortgage business, or r.e. sales. I was both. This is a nothing burger after the 1004d is completed.
