Don't tempt me. I can get ugly. I have been nice in this transaction.
I meant who ever tore up the bathrooms are morons. I used to work as a UW in the sub prime market. Lots of people would quit their jobs before their loan funded, so when we would call to verity employent before funding, well, they no longer had that job. Good bye loan.
 
I know . I followed the underwriter's instructions exactly.

I can't fix stupid on agent and whoever decided to get crazy. The seller whose husband had left them almost had me crying before I could get out the door on initial visit.

The seller getting divorce was very nice lady. I am not a drama type person.

I don't like drama shows. I am not into that.
 
I block it out and focus on real property rights. I am hardcore.

As some would say, don't try to make your problems my problems.
 
I have just the opposite. During the appraisal observation, all fixtures were removed from one of the bathrooms. Since there were other functional bathrooms, it did not violate VA Minimum Property Requirements (MPR). However, other VA MPR issues needed to be addressed. When the 1004D was ordered, the bathroom in question had been completely renovated. Should the value be adjusted based on the newly renovated bathroom?

Just do your job, mark the bathrooms completed. The remodeling will show up in the photos which is fine.
 
If the work is not finished or rooms are torn up on a 1004D inspection, just check repairs are not completed, photo, and comment, and turn it in to the client. It is now up to the lenders and parties what to do.

I marked completed and said I could not certify to the new plumbing, electrical and roof........please see attached letter from contractor that did the work. He did a good job writing the letter. He is licensed and bonded.

The SAR would have let me certify to it but they said it was better that I got the licensed and bonded contractor do it. Plus no electricity or water was working on my last visit. So he had to certify to that too.

I don't mind passing the buck. It is better for the veteran buying that he certified to it than me.
