You won't believe this

The agent is calling me everyday. I am not answering them. The lender knows and VA knows the situation. If they are completely remodeling these two bathrooms, I don't think I can ethically do a 1004D on it without changing the whole 1004. It will definitely raise the value. I will probably need new comparables.

They are gutted now. They can't go back to what they had. I am sure the finish will be new all ceramic flooring and wainscot, probably granite countertops, new electric and plumbing fixtures etc...

It is not a low priced subdivision.

I had the same thing happen. It was a walk out basement bathroom. The other 2 baths were on the main floor. The purchaser (it was vacant) demolished the old shower stall, intending to relocate the bathroom (yes, before they had closed on it). VA said they shouldn't have done that. They found a cheap one piece insert somewhere to put in place temporarily just so it would pass (the toilet and sink were still there. I'm sure after they closed, they sent the insert right back and proceeded with the remodeling after closing. This drug out for a month, but no new effective date, just the 1004D final.
You know the subdivision. I don't want to name it. But it is in Cordova (a/k/a Memphis). Cordova has many subdivisions. The sell is in a divorce situation.

If the veteran buying called me, I would be happy to talk with them about what has occurred. They already know. The veteran don't need me to tell them.

Somebody tied my hands on what I can do. It didn't have to be that way.

I didn't create the problem. It is not my problem. I didn't tie my hands.

Well actually some subdivisions in Cordova sued the City of Memphis to be de-annexed from Memphis. They won the lawsuit in State Court. Memphis de-annexed them.

You forced me to play you. When you spoke of farmer's market in Cordova, were you referring to a grocery or the Agri center?

I know you know what you were referring to.

I have just the opposite. During the appraisal observation, all fixtures were removed from one of the bathrooms. Since there were other functional bathrooms, it did not violate VA Minimum Property Requirements (MPR). However, other VA MPR issues needed to be addressed. When the 1004D was ordered, the bathroom in question had been completely renovated. Should the value be adjusted based on the newly renovated bathroom?

When I say these bathrooms were gutted, I mean they were gutted. You had raw plumbing fixtures. The bathrooms were gutted. Nothing much other than than like plumbing pipes.

They were primed and ready for a total renovation/remodel. Remodel. It was total remodel on the baths.

It was a huge grocery store with all kinds of exotic vegetables, fruits, live seafood. I think it was MegaMarket before that. It's around the same area as the Farmer's Market at the Fairgrounds other side of Germantown Parkway. I have no idea if either one is still there.

Mine was an auction property worth more than they were paying for it. I just referred everyone to VA and said I'll do whatever they want done. I was kind of glad I got to see behind where they tore it out on the first re-inspection because I was worried about mold being behind the old insert and it smelled really musty on the first trip. The utilities had been off for awhile.
