Best AVM Commercial I Have Ever Seen!

After reading that, anybody know where I can find a good AVM? Apparently some of you guys missed the contradictions in that explanation of adjustments.

Boiler plate or BS? I think that there is some truth underneath the froth of the BS in this "explanation" of adjustments (minor differences in size MIGHT be an example of a physical difference not warranting an adjustment, for example). But I filed that BP in the BS department when it the "explanation" became a litany of $ amounts for different features. Unless the appraisal is a draft of the appraiser's demo, odds are that none of the adjustments have support in the specific work file, and we'd see the same comments in an appraisal of a 1,000 sf "bungalow" that we would in an 4,000 sf Queen Anne Victorian Victorian.
