Zaio: Everybody buckle your seat belts

a drive-by product that took about 10 days to receive

I have never taken this long to do a 2055. Of course I don't do these for lending so that may be what takes so long..... Finding someone that does them.

So, Zaio is not taking any of my business since I don't do 2055's and it looks like this is what it will replace.

However the other comment
The ability to get an accurate value on
a property instantly from my computer with the customer sitting in front of me
and then later turn it into a completed URAR interior appraisal within a day
does make me wonder how it can be turned to a full interior in a day when it usually takes a day or more to get in the property.

This company or one like it has been at this kind of nonsense in Ontario Canada since the early 90's..it never caught on there. In fact I never met a lender up there that even knew about it. These kind of things come a go constantly. Every non appraiser is always trying to skim off our income.

Quote CNW:Spokane is the first market in the country where high-quality,
industry-compliant appraisals completed by a locally licensed or certified
appraiser

They should mention the photo and trainee people too, a little mis-leading.

Quote CNW:
"When a borrower is unsure of his property value, the Zaio system allows
us to confirm a value range prior to ordering a full interior appraisal. We
have used this on many occasions and found it a valuable tool that can save
our members money."

Finally, a comp checking machine.

Quote CNW:
The result is an exterior appraisal
that can be retrieved by the customer instantly, complete with pictures,
produced on official industry-accepted appraisal forms, prepared and signed by a licensed appraiser who has inspected the property.

CAN SOMEONE PLEASE CLARIFY SOMETHING? WHEN DOES THE CERTIFIED APPRAISER GO TO THE SUBJECT PROPERTY?
I get that either paid photo people, or dumb trainees go by the comps and subject, but when does the licensee or cert go by the comps or subject?

Pay them 9,000 bucks and you can be a Zaio appraiser too.
What a deal

So if they can get an accurate value instantly which can later be turned into a full 1004???

If the computer requests a value, it is still a predetermined value assignment, right?

Ya that got me too. I hope appraisers don't get worked up over this....this is just a money making scam and the smart quys won't get sucked in by Zaio. I got a card a couple of weeks ago inviting me to their seminar in Sarasota. That's it, I think I'll give someone 9 grand to walk around town taking pictures of every house on every street. Hell, in Lee County the appraisers office has already done that.

It is a disclaimer of sorts. It means that what you are reading is a press release from ZAIO, originated by ZAIO.

"forward-looking statements that are based on management’s expectations, estimates, projections and assumptions"

Forward Looking Statement Any statements in this website that are not historical facts are forward-looking statements that involve risks and uncertainties; actual results may differ from the forward-looking statements. Sentences or phrases that use such words as "believes," "anticipates," "plans," "may," "hopes," "can," "will," "expects," "is designed to," "with the intent," "potential" and others indicate forward-looking statements, but their absence does not mean that a statement is not forward-looking. The Company undertakes no obligation to publicly release the results of any revisions to these forward-looking statements that may be made to reflect events or circumstances after the date hereof or to reflect the occurr.
