Zaio: Everybody buckle your seat belts

Here in Houston , Harris county appraisal district already has a picture service program from a private vendor that only does professional real estate pictures. It is being used for their own in house private purposes, no other. So much for touting the Z product here for tax purposes, another sales pitch down the tubes.

I find it amazing that they say that those five appraisal firms have appraised virtually every house in the city. I think it's time that the licensing division shows up and ask for their work files. I can only imagine the hundreds, if not thousands, of misleading appraisals being done by these firms.
 
This company or one like it has been at this kind of nonsense in Ontario Canada since the early 90's..it never caught on there. In fact I never met a lender up there that even knew about it. These kind of things come a go constantly. Every non appraiser is always trying to skim off our income.

Mark, are you refering to CENTRACT SETTLEMENT SERVICES or SOLIDIFI in Canada?
 
How much is a Spokane instant appraisal from Zaio?
Does it appear on a 2055 form?

why thats what most appraiser's do daily - we have to be creative just to set up an appointment time. Most of the lines I use are from; Esop Fables / Fred Astaire Dance Club / Union Meetings and the most prominent are words of wit (sheit) from public school's teachers and principals; after all look who they gain their knowledge from, daily...hehe

The following article in National Mortgage News is just another example of the lending industry looking to technology, not appraisers, for easy cost effective solutions to remedy an out-of-control problem they created.

Great point of what is happening... with the help of "some appraisers" (Spokan?)

Prior to the release of Default AVM, she said, the problem with using AVMs for REO appraisal was that "most AVMs do not yet have a good way to take into account subject property conditions. Often at the REO stage the property does have condition problems -- maybe less than average condition." But cost remains the paramount factor driving AVM acceptance in REO management, Ms. McCann pointed out, because "one of the challenges that REO managers face, as well as folks that are working in the other parts of the default services side, is that, unlike valuations used on the origination side, the cost of the valuation is borne by the servicer. It cannot be passed on to the borrower. So these folks are looking for the most cost-effective valuations they can find."

Can we say "FREE" So how long until ZAIO can say their Hos have updated conditions of homes
