FHA Side Photo

I wonder how many of you that now take a zillion photos of the subject did so prior to digital cameras. :)

Since I entered this field after the introduction of the digital camera, I cannot answer this question. However, I believe if I had to use film, I would either have to find the right angles to get the most coverage of the subject as possible in order to limit the expense or I would have to charge more accordingly.
 
Anything but, Mr. Rex. I just wonder if all these people who say they take hundreds of photos did so when it cost money, that's all.

Just a thought, maybe back then appraiser were more familiar with FHA requirements and were more qualified then todays FHA appraiser.:shrug:
 
I always wondered if the old timers only used 3 comps, to avoid having to buy those comp 4,5,& 6 sticky arrows from HHs worm farm?

At the risk of being banned from this forum, the continued suggestions, by many of you so-called "old timers," that anyone that hasn't been in this field for years is somehow less competent, is really starting to wear on me. I have a lot of respect for many on this forum but a few of you are complete a_ _ holes. I suspect this is largely due to the fact that much of your work has be taken by those "less competent" individuals. Life sucks... get over it. You can choose to pass of your wealth of knowledge or you can continue to slam and ridicule people. I've got news for you all, I'm in this business to stay. Nothing you say or do will distract me from a career in this field. To those that remain positive and helpful, I applaud you. So long, it's be good chatting with you all....

Your should take a picture of all four sides of the home even if you only put the front and rear photo in the report. A picture is worth 1000 words

I have found it to be good practice to take pictures of EVERYTHING. Keep them in an electronic workfile.

Yes, I grew up doing this, and was always trained to do front and rear from opposite corners, take sides if you can't show the entire side from those photos, and make sure your vehicle is in one of the two street scenes you take-one both ways, with one showing the mailbox/street number, if possible.

Whew...

but, when you do it every time, for every appraisal, you seldom forget...and when/if you do, you realize its just the cost of doing business to go back to do what the client asks, when its something like this....

Now for when they want 6 perfect comps that sold within 1 mile and 3 months, for that 33 acre lakefront property with working horse stables and a productive citrus grove, well, they know where they can go...lol
 
Sadly, I think that the need for side/45 degree photos must be one of the 10 test questions on the new insta-exam. How else would anyone know thats its a requirement?
Maybe by reading the published guidelines from HUD?:shrug:

Rebecca, it has not happened to me. I always make sure I have the needed photos and load them into my report before leaving the area of my subject. Having the photo is a valid requirement of FHA. Get the photo one way or another.

Film days:
I used to buy, what was it..."Lucky" film (anyone remember the company in the Northwest USA that sold that cheap Chinese film)? One 12 exposure roll for each appraisal. Three exterior, three interior, 6 exposures left over for comp photos. Dropped a roll(s) off every day at WalMart, and picked up yesterday's film. Had them print three prints per frame. As I recall I was spending $150+ per month on photos.

Digital days:
Sometimes I leave an assignment 40 or more pictures. Why not? They're cheap...LOL.
 
Don't forget about having to put "double stick tape to each of the four corners. Make three original sets with original maps, deliver them to the lender and get paid for them at time of drop off to the bank. I sure did LOVE Friday afternoons!!!!!! Dropping of reports and collecting money...that was the good life!
 
There was an old appraiser here who passed away last year. He was still using polaroids and a typewriter to complete his reports up until he passed.
