Thats quite a reflection on whats important in the process, as they think the appraisal is done with smoke and mirrors.
Its the same when they speak of fees. Lets find a new cute little form that costs $50 less ! as the fees accross the board rise!
 
Lets see how many reasons I can't turn an appraisal in 48 hour:.

1. Assignment comes in at 4:30 on Friday right before a 3 day weekend holiday.

2. I have 8 other assignments on my desk and the requestor doesn't bother to call and see if I am available

3. Borrower didn't know appraisal was being assigned and they are still shopping rates.

4. It's Cash at the Door and borrower doesn't have any money.

5. Check didn't clear.

6. Data source computer is down.

7. My computer is down.

8. REALTOR not available to verify data

9. Didn't receive copy of the contract.

10. Property is not on lock box and agent is in Mexico

11. I am teaching a 15 hour USPAP class.

12. Because of my age it takes me twice as long to do an appraisal.

13. Analyze requires thought.

14. Every time I get started the phone rings.

15. Your problem isn't my problem.

16. I have a wife, a house, and other priorities in my life.

17. I have to wait for the next check in order to gas up my car.

18. I spend too much time on Appraiser's Forum.

19. I really don't really don't give a damn.

20. The person who is ordering the appraisal doesn't speak english.

#3 seems to happen alot, lately


I never quote 48 turn time...my standard quote is 3 or so days after viewing the property. If you need a rush, ask and it may be given you?!

Turn time

I rarely get any requests for 24 hr turn time. Typically I am asked what my turn time is, and I reply, " It depends on the assignment". I then ask them something like " How fast do you need it?" or " Is this a rush job?". You would be surprised at how many will volunteer that they don't really need it until next week.....and this is on Monday or Tuesday.
If you turn the tables on them, by making them tell you the time frame, you can price your work accordingly, or just decline the request. It leaves you with the opening to suggest that if they want some quality work they will need to wait for it.

And, I suppose that in rare instances you might find a real slam dunk easy assignment that could be accomplished in 24 hours.....but I rarely see those type of assignments. I once drove through a Fox & Jacobs neighborhood.....just so I could say I had been in one. :)

My typical day, multi-million dollar home on large acreage, then a crack house, then an all steel barn type structure that had been "re-designed" into a home......then back to my office for an adult beverage!

My point being I know appraisals can be done in 24 hours, I just want to know WTF is the rush when is is taking forever to get things closed?
The rush is that they either order the appraisal first to vett the value and figure out which program they can get it in, then they call you back to change the lender name to fit. OR they know the value is there so they go thru the process until its ready to close in case there is something else that crashes their deal, then call you at the last minute to get 'er done.

Let me guess. This big house was done on a standard 1004 for $1500 and none of the comps are similar in all three of the following - Price, Age, Quality...pulled the 3 biggest homes in the MLS they could find and run with them.

You need it if that the range of work you have this week. :)

PS - the old guy is right. If you got one cookie cutter assignment exactly every morning at 8 am, then your world is great...If you get 4 on Friday afternoon....1 on Monday, and none the rest of the week.....gluck,

First let me say, I hope I'm not being repetitive. Someone between page two and whatever page we're on may have already said this. I saw your post and clicked on Quote like a lighting rod. This issue is one of my hot buttons.

Just how the hell are we supposed to have a reasonable book of business and keep these turn times? Am I supposed to keep the van running and be ready for my single client's whims when they call? That's not the way to keep your doors open. A good appraiser who runs a good business must have at least several clients. They should also be expected to have several reports in cue already when that client is faxing or emailing that new order over. There are unusually slow times when one may not have assignments ahead of them, but these AMC's bank on this kind of turn time ALWAYS. You cannot keep that up without comprimising:

Your life, kids, spouse

Quality of work

Your health

Your bills, paperwork and other housekeeping items running a business...


I'm sorry, BofA, TSI, and every other newbie, start up AMC out there. Keep requesting these ridiculous turn times, and keep paying crap fees. Perhaps survival of the fittest will take care of itself. I just hope the financial health of our country isn't too badly destroyed as it is over such 'customer service' concerns.
