How is you had this information before it went public? First Zaio, now FNC? Will they merge? Makes perfect sense to me.

Twice now I have told everyone in this thread about my super secret software that monitors Interent sites and mail servers, and no one believes me :)

How did I have this information? The same way I get a lot of information. I asked. It is a novel concept, I know, but I have found that it works a lot of times.

Right. I buy that. The timing is merely coincidental.
 
Many of us have been asking the same question from these lenders and portal folks for many years, and we never recieved any answers. But only one source seems to get all the privy info. Mmmm....come on, we are not stupid.

As I stated in several previous posts, I have been asking FNC to make a viewer/printer available for some time now.

Because of the interest this thread has generated, I asked to be notified when it was available. I was notified. I logged on and tried it, then I posted the news.

The timing is not coincidental at all. I have no doubt that the actions of the VA Board "lit a fire" under FNC to get the viewer out. So what? I thought that is what people wanted. Instead of people being happy about getting what they wanted, I get a stronger sense of disappointmnet that there is one less thing to argue about in Richmond.
 
Personally, I am very pleased that FNC finally is doing something that will help. This does not do much to alleviate the distrust they built up for these past many years. They can feel better that they are far from being alone in that total loss of trust.
 
I'm not sure what AppraisalPort just implemented answers or resolves the fundamental question as to reports being altered in ANY way.

I know WinTotal affords a cover page with a table of contents that automatically syncs with the pages contained in the report. It also affords page number sequencing in a box at the upper right hand corner of each page.

Written appraisals should be numbered like they do legal documents. Page One of 13 or Exhibit/Addendum 1 of 3, etc.

And even those suggestions don't 100% insure the report received by the end user/client is the same one that was orignally sent.

Which makes me think that either a sure receipts or national vaulting/retrieval system might be the better solution.

But wait, that won't work. That may put a crimp in the flow of appraiser data mining.

I agree. Altering of appraisal reports is not about the format they are delivered in - any format can be altered. If people want to commit fraud, they will.

By the way, what would it take for one to qualify as a USPAP expert? Since I don't qualify as a USPAP expert in your opinion, I am just curious what I could do to become one. :icon_lol:

Stay neutral. Your bias, partiality and advocacy on behalf of AMC's and Zaio bothers me.

It's my firm believe that USPAP was essentially written (or at the very least heavily influenced) by the lending industry, for the lending industry. Period.
