How unlucky can one get?

When the investigation is over and if it ends up being what you are thinking, send him a stamped, self addressed envelope with instructions to insert the original copy of his/hers appraisal certificate and a check for $??,???.00 made out to XXXX...and put out in the mail.

It's possible that the client provided the original report to the secondary appraiser, who didn't steal it, and who paid the original appraisers for their role in both reports--their "role" in the recent appraisal based upon their respective signatures.

All of the AG's with whom I've been associated--several and all with industry designations--do nothing more than sell their signatures for a hefty split with subordinate AL's and AR's, who perform 95% of the commercial assignments with the AG responsible to tweak the adjustments and add their signatures.

My sample size is obviously too small to form an educated opinion but I have no reason to think that work is done differently in other shops nationwide...

Also, it would appear that a great majority of the recent appraisal must have been revised from the 2005 to the 2008 versions e.g., market analysis, comps, etc.

From the OP - "The complaint was that a Cert Res did it...signed alone...but included the names of two Cert Gens who "helped" but didn't sign...AND...included copies of their licenses."

I really don't know what that means - were the 2 CG's credited as providing assistance? The CR doesn't seem to be hiding the fact he got help and who he got help from.

Obviously, the signing by himself appears to be problematic, but based on the limited info provided, it may or may not rise to the level of a capital crime. It could be something as stupid as a CR having a client he always signs by himself for and forgetting that for something like this he needs the CG signature as well. Like I said, he's clearly not hiding the CG's involvement. I'd think if he was trying to pull a fast one, he just would have stolen the verbiage, not mentioned the CG's and certainly not included their licenses, unless of course he really is a complete moron.

Well complete moron was my thought.

Maybe, maybe not.

The issue (the obvious issue...there appears to be more) is that the CR can't communicate an appraisal of a non-residential property lacking a CG's signature as Super. Appraiser.

or perhaps a battery (preferably a car battery) with a couple of leads attached to the appraisers genetalia.

it just goes to show you.. you never really know where your appraisal is going and who is going to see it.

I do not know if it helps much; however, I have begun to include the following disclaimer in my reports:

THIS APPRAISER WILL ONLY GUARANTEE AN APPRAISAL THAT IS IDENTICAL TO MY FILE COPY (ELECTRONIC AND/OR HARD COPY), ANY APPRAISAL THAT IS NOT IDENTICAL CAN BE ASSUMED TO BE ALTERED AND NOT RELIABLE.
