How long until HVCC goes away best case scenario?

Both HVCC and the AMC model have to go!! Period. We don't need a middle man. If lenders decide and remember DECIDE to use a middle man to order appraisals, They should pay the sucker. Period no questions no BS no Sincerely. Done deal. I pay for the services I require I Do NOT require an AMC. The Lenders CHOOSE to use them. MAKE THEM PAY THE FEE. Is that sooooo hard to understand? And I agree if you can't tell a MB to stick it. Get a MR Softy Truck and sell Ice Cream.
 
The fee is an 'Interim' business decision for many. Yes, stating deferred maintenance is better than not stating it - even if it means killing a loan and/or deal.

Will you define an Independent Appraiser?

A lot of new people have been coming into the forum for a while now and, they claim to be an Independent Appraiser - speaking for them, too. Lobofan has been around the forum long enough for other forum members to consider it's status.

From my experience (9.5/10 +/- years of forum experience) I pretty much know if Lobofan is an Independent Appraiser or not.

Just curious; because a lot of new members have been coming in and callling other people out about this and that, claiming this and that about Independence, as well as, whining day in and day out about things that have nothing to do with Appraiser Independence.

How long have you been a AF member? Is the year 2009 correct - like it says on your profile?

Ok, I gotta go now. I have work. Maybe I'll reply back this weekend? I highly doubt it. I'll most likely be at the Pecan festival chasing tail. Maybe sunday; the Cowboys play on Sunday night; I have gas money.

Huh, I only understood about half of that post. To answer the part that I could get out of it, yes, I am a newbie to the forum when it comes to adding my thoughts. What, do I have to have some time under my posts status to state my opinions? Or do the newbies just have to agree with all of the seasoned AF'ers! I guess my years as a Certified Residential Appraiser really gives me no excuse around here to speak my thoughts. Come to think of, I haven't ever really looked at everyones status' on this site, but I guess "appraiser trainee" must be pretty high based on your info. By the way, my name is not Jorge, friend

The problem being, of course, that there is no short supply of appraisers who would LOVE to have their MB clients back in the fold. My guess? 1/3 to 1/2...or more of all licensed appraisers would nicely fit in that category.

What you do or don't need is completely irrelevant to the stated purpose of the HVCC.
 
George HVCC has no purpose and serves none. It is how it was intended to be. A meaningless piece of drivel connived by the crooked to serve their purposes. It put Andrew Cuomo in the spotlight, covered up the sins of Frick and Frack and add more money to the coffers of those that got us in this mess in the first place. Of course what I need is of little consequence. It what the to big to fail need that matters.

If you were getting the same fee as before, and there was no longer some MB pressuring for value and comp checks I would bet a hefty sum that you would have no problem with the HVCC.

Of course many are going to reply to that statement that they only worked with the "good" mortgage brokers who never pushed value. Anyone who has been in this business a week knows that those are few an far between although they do exist.

Winning lottery tickets also exist, and there are probably more of those than honest MBs.

Actually, come to think of it, the number of honest MBs I knew over the years is equal to the number of people I know that have been hit by lightening.:)
 
So, Dave and Tim you both seems to think that eliminating the MBs had a good impact on the industry. HVCC without the IVPI makes for a better system. Who does this system serve? The greater good or public trust? The pressure for values will always be there. It is just being redirected. No matter the source it exists. You can not say differently. The drive for profit caused our current financial problems. In the scheme of things MBs and appraisers were a very small piece of a monopoly board. If the powers to be wanted the system fixed either the lenders or our beloved Gov officials would have done it long before the bubble got inflated. In that case there would be no need for HVCC. These laws were on the books. So was Chris Dodds sweat heart mortgage. I gather both of you only work for the good guys. Who are they? I'd say they are as rare as the honest MBs you say don't exist. But then again I would not want to stereotype all lenders. That wouldn't be fair. Chris Dodd also got cleared by the Senate Ethics Committee. Does anyone else smell a oxymoron.

Really, Where? I have yet to meet one! Even the nicest ones turn out to be naughty!

Yeah, and I had two of them. One an old college buddy that I've known since 72, and the other a woman who has been in the banking biz since 82. Funny, for lying, cheating, stinking, MBs, they managed to stay in biz for a long time.

Ah, what the heck, take their jobs away.
