Serious SFREP software issue.

I disagree with the calculation and how it would be displayed. It's fine and works perfectly now. My ONLY complaint with your UAD "Helper" is the fact that I am forced to use it. Why not let me type in UAD accepted terms in Frontage and Dimensions? You should add an option for some fiels to be "auto transferred" check boxed (you know what I mean) that would be "UAD tranferred." If I "format" the spot to let me type it in even though it's UAD Helper dominated normally.

Hear, hear...I get tired of that, too. Do other softwares all have to choose from a list?

Why can't we have an option to just hit a F key instead of going to another area and pulling from a list?

Sorta like when you download a software you get the choice of "typical" nimrod installation and "advanced" installation for the professionals who know what they're doing.
 
That sounds like you wasting my subscription money. Take a look at the above suggestion first please. I'm taking over a company that has used you for over 25 years (you are SFREP lol) and I'm thinking of switching because an indie software company does what you do for 125 and the UAD is better implemented. I want to like "you" Matt, so help me help you. I'm not alone either.

I am not sure I follow, how is it a waste of your subscription money if we implement an option to do what you are asking? Confused, sorry...

We are also checking with Fannie Mae to see how they wish it to be done.

Fannie doesn't dicate how the appraiser should appraise. But it does state that you put the full area plus the finished area...not the unfinished and the finished.

Basement & Finished Rooms Below Grade

The appraiser must report:

Total square footage of the property improvements below grade – If there is no
basement, enter the numeral zero (0). No other information may be entered.

Finished square footage of the property improvements below grade, if applicable.
Do not indicate a percent finished.



The type of access to the basement, if applicable. The allowable values are ‘Walkout’ (wo),
‘Walk-up’ (wu), or ‘Interior only’ (in), which must be abbreviated on the appraisal report form
to fit in the available space.

In some jurisdictions, the total square footage of the property improvements below grade
and/or the finished square footage of the property improvements below grade may not be
available to the appraiser within the normal course of business. In such cases, an appraiser
may report the estimated total square footage of the property improvements below grade and
the finished area below grade for the comparable properties and disclose within the appraisal
report that the size is an estimate and report the source and basis for the estimate.



For walk-out variances, I put that on one of the lower blank lines so not to screw with the sq ft adjustments.

Appraisers that don't understand the UAD are asking for that change...don't waste your (our) money on fixes that create a bad report.

It woud be better utilized to enable the appraiser to speed up the UAD boxes and being able to type directly in the box, like the old form.

You are wasting your time, which I paid for with my money, creating/changing software I don't want where you could be fixing the UAD Helper and keeping me as a customer, and you as a software company.

LOL...you're not the only customer (but no doubt the most god like) :icon_mrgreen:

They are "fixing the UAD" because of other customers and their money. I don't know that they realize that this request from them goes against how the UAD is set up...it's not a fix. They need to spend some time educating these other customers and work on stream-lining the software for speed.

It takes a little time to do the research. After looking into this for the past few days, we believe we are indeed doing it correctly as it stands now. The way we are and have been doing it matches the intended adjustment method of the non-UAD forms and also matches both ClickForms from Bradford and WinTotal from Alamode for UAD adjustments. As of right now, we will not be making any changes, but we will be doing further polling and research to see if there is adequate demand to add an option to the adjustment addendum.

Matt, spend the time you just realized me and ResGuy saved you ;), by fixing what we talked about, a real problem.

All UAD fields do not use the UAD Helper (this is good), think the Prior Sale, Prior Sale Date sections in the Sale History part. The UAD helper needs to be able to be de-activated in any section the appraiser chooses. I should be able to right click "Dimensions" form-spot, go to "format" and de-check "UAD Helper" so I can just type in what I want. Same in Area.... same in EVERY UAD Spot. Your users want to be able type in the form if they want to, not when you arbitrarily decide we aren't smart enough to do so.

Me and ResGuy and 3 other SFREP supporters had a conference call on this last night. I know that's just 5 customers, but we are "active" customers who go to places like these forums, and represent a good 50% of your 'type of customer' imho. Thanks Matt, let us know if you'll address our problem.
 
We are looking at relaxing the restrictions on a number of fields and making the use of the UAD Helper optional in others. There are some fields we will still require the UAD Helper be used, but there are many that, at this point in the game, we can make optional. We hope to begin this process soon and release the relaxed version sometime around the first of the year.

Which and why? Will you take customer input on this? What is a reason to force it to be used?

Also, please let us manipulate the shape and position of the UAD Box, without restriction down to 1x1 if we want please!
