Kind of an usual request...VA appraisal done 4 mos ago, has closed, been paid....lender is asking for the XML copy for "underwriting" or something....With VA, we submit the file to the portal in XML version & then I guess the portal converts it to PDF. Not really a big deal, just curious why this particular lender is asking for this after all the other VA jobs Ive done. Also not sure if I want to even send it to them. VA says its my decision. Thoughts?

Thats kinda my thinking....Im sure they just want to "run it through the checker" or whatever they do...but NO ONE has asked for this for any of the numerous VA jobs Ive done since UAD/CU...in one email they did say it actually went conventional.

I would ask why they don't just retrieve it from the portal themselves?

Because it gets converted ( i guess immediately) to a PDF. I guess Im just too suspicious & untrusting

then I guess I would ask why they want the different format.
and I would probably say no.

Read the warning when converting to XML. It clearly states that this may be a violation of GLB, a federal law.

Don...can you clarify? Are you saying when the VA portal converts it to PDF? Or if I was to send them the xml file?. Thanks

Was once told by the VA Loan center that they (the VA loan center) has the right to alter the OMV or as the VA calls it the "Reasonable value". Perhaps they want to see if your OMV is the same as the VA's final answer. Either way, they should still be able to get a copy from the portal. I would not do it, but then again, your VA loan center said it is up to you.

Just a final thought, they may request revisions on a report that has already been submitted to the VA. If it did end up going conventional, then they should have you submit a new appraisal which indicates Market Value rather than the VA's Reasonable Value. New assignement.
