VA Lender Asking For Xml Copy To Be Emailed Directly

If there is a good reason they need a copy of the report I see no reason you couldn't comply with the request. Paranoia reigns supreme!

Anytime there is a problem with the portal I usually end up sending a copy of the report directly to the lender...never been a problem.
 
So i ended up checking the recorded mortgage doc, looks like they ended up doing it as a second home....?? This is the same outfit that was telling me they wanted me to add a statement that the buyer wouldnt be occupying the subject for XX number of months. Not paranoid, just dont trust half of these people...I did a VA appraisal, completed it & transmitted based on VA policies. They aint gettin' no XML version.
 
Don...can you clarify? Are you saying when the VA portal converts it to PDF? Or if I was to send them the xml file?. Thanks

The GLB is a federal law. The XML file is one that can be converted if it falls in the wrong hands. The portal is a secure delivery method. A pdf copy is basically a print of a report. An XML is an electronic format and as such, probably a 1st grader who uses a computer can reconfigure it. I have 1 client that ask me to do maybe 1-2 appraisals a year fro them and ask for a e-mail copy of the XML. I have a statement from them absolving me of risk. But, I am very wary of sending in that format regardless.
 
I would ask why they don't just retrieve it from the portal themselves?
Typically if they want it emailed, it is someone that does not have access to the Portal.

I would not email it to them. We are allowed to email in extreme circumstances, like if the portal is down, but I typically just wait until the VIP is back up.
 
The VA specifically states the appraiser SHOULD NOT be providing the .xml file to anyone. Here's how it works - the .xml file is uploaded to the VA PORTAL, the PORTAL software strips a .pdf version of the file so that anyone reviewing the file, VA personnel or lender SARs, cannot alter the data and can see only what you produced. Lenders will generally ask the appraiser for a .xml 'version' because they or their secondary market investor wants to run your report across their version of the VA's LSAM report for whatever reason.

Don Clark is right - you shouldn't [for a variety of reasons] be providing a VA lender with a copy of the .xml file. If you need to send the lender a copy of the appraisal IN PDF FORMAT for whatever reason [PORTAL's down, for example], you should only be providing it to the Point of Contact off the VA 26-1805 or to the assigned SAR on the case. And ultimately, the lender can't issue the Notice of Value until an appraisal is uploaded, anyway.

Can't do it according to the Atlanta RLC. I have asked before a time or two and the answer has always been "NO".
 
@ CindyR. Email your Phoenix Regional Loan Center at vavbapho/ro/cvgc@vba.VA.gov and ask them to clarify the policy of '.xml distribution'. All of the RLCs have been privy to multiple conference calls with upper management in Washington re: this issue.

That won't work with Atlanta either. They say no period. They say it has to go through the portal. Now that has been on more than one occasion with me where I was trying to make sure I couldn't do it. The answer from them has always been "no".
