No, they just require the 1004, which does
Somehow that connection is being (willfully) ignored.

So you are saying that it is 100% perfectly OK to do an appraisal and completely ignore the MLS photos in lieu of driving by the comp? OK... Whatever. Driving by the comp is the minimum and if you do that then you don't have to do anything further to adhere to the SOW.No, they just require the 1004, which does
DAMMITALL some people care that those who take short cuts with plain language requirements are liars and thieves. If appraisers openly admit that they refuse to comply with the requirements of the SOW of the GSE forms, they probably can be expected to not comply with whatever SOW comes down with BPOs. We're not talking about BPOs and who took the photos for them. Do what you say you did: it isn't that difficult, or it shouldn't be.

The poster said he had asked HUD. Well, Rob is the man at HUD,
As for the CEO of Fannie, I would wager a large sum that he is not involved in appraisal policy.![]()

You won't get in trouble if you do the minimum... So... I guess you won't get in trouble if you ignore the MLS photos and completely F up a report because you failed to do so.
I want Rob Frazier to come on here and show where there is a requirement to drive by a comp. Furthermore, I want him to specifically tell us all that looking at the MLS photos is inferior to driving by the comp and that as long as an appraiser drove by the comp it is perfectly within the SOW to ignore the pictures in the MLS.
Post it.
It isn't USPAP renewal here, so my version, 2014-2016
And unless they changed the USPAP to say that FAQs are now USPAP, and not just suggestions, it's still not relevant, as USPAP does not have an inspection requirement for comps.
