here in AZ we have lots of carports like that. some people put doors on them. lots of people don't. the fact that it could be a garage does not mean that it is not a carport.

send the photos with a brief description to the lender and let them make the call, because if you don't no matter which way you go the lender will want it another way...

And drywall on the interior. Weather will degrade both eventually, so it's an incomplete garage IMHO.

this may also be one of those locational differences i like to point out from time to time. here in AZ that drywall will be just fine for decades and decades. it may need doors in vermont but surely not required here.

Whack him $1,000 for the cost to install garage doors and you are done. If the lender says make it "subject to", which I doubt because it doesn't affect the functional utility of the dwelling, tell them, "that the owner refused to put them on. your move."

The fact that owner refused to put in garage doors or indicates to appraiser he won't do it is irrelevant. .If the lender client wants to make report subject to installing garage doors, so be it. If owner after receiving appraisal condition refuses to install them, then he won't get the loan. He's an adult, that's his choice to comply or not. Getting a loan is not a constitutional right lol.

The lender can agree to use the appraisal as is with appraiser making an adjustment for lack of garage doors, or make appraisal subject to installation. That;'s their choice.

"Less is More" must be the new trend in the housing construction industry. I was in a nice, new finished home a few days ago, went into the bathrooms and everything was intact except the expensive cabinets had no doors. That's how the buyer wanted it.
