FHA Photo Requirements

Jeez...your mistake, not theirs. Fix it. This thread is longer than it'd take to drive back. I've driven back 40 miles to get a comp shot because some teenagers were sunbathing in the yard....not taking that shot!

I did a house with an in-ground pool. It must have been a neighborhood mom party (lucky ME). There must have been a dozen kids in this pool, and I needed a photo. I ended up blocking out the kids with black boxes in the photo with no questions from the lender.
 
The point here is that I did not make a mistake per the handbook. I kind of made a mistake in not taking too many pictures, but not taking photos that are not required by the handbook do not constitute a mistake that I should be jumping to correct.

Again, I have photos of the inside, side, and rear of the garage. I just omitted to take a picture of the front.

If this were an AMC "requiring" it despite it not being in their requirements, everyone would be telling me to tell the AMC to pound sand.
It is absurd to argue that you did not make a mistake. The handbook requires photos of anything that has contributory value. A photo of the side or rear of a garage (which do even show whether the structure is a garage or whether there are any issues with garage door width or height, etc.) does not meet this requirement.

By the way, you have the FHA telling the lender that this does not meet their requirements, so the agency in who wrote the handbook agrees with my position that this does not meet the requirements of the handbook. Be a professional and correct your error before you end up on the lender's do not use list or on the FHA's review list.
 
Are you saying you do not have a front picture of the house, is that correct? If so, and I I were an UW I would tell you to either go get a picture of the front of the house or go pound sand waiting for your fee. An appraiser complaining because an UW is insisting on having a front view of the Subject is about the funniest thing I have read on this forum.

No, that is not what I am saying. Why did you bother posting this, do you think there is some controversy about whether FHA requires a photo of the front of a house?
 
i would just observe that if i arrived at the home and the garage door was open and i took my front exterior photos before i rang the doorbell as i always do i would not think about making the owner close the garage door just so i could take another picture. My as-is photos show as-is when i am there taking my as-is photos. Just sayin...
 
I'm going back to take a picture of the garage door. Thanks for your input everyone.

Did you ask the homeowner to text you a picture? Just trying to help a brother appraiser out.....
 
Your In California and if the lender forwards your report to Santa-Ana-HOC they will review your entire report and pull 5 or 6 additional reports you prepared and that's when things get real fun--The Dear John letter comes in the mail along with a list of the classes you will be required to take-- So quit being a crybaby and get in the car and take a photo of the garage.

You are wrong does require a photograph of anything that adds value to the property

Photograph Exhibit Minimum Photograph Requirement
Subject Property  Front and rear at opposite angles to show all sides of the
Exterior dwelling
Improvements with Contributory Value not captured in the front
or rear photograph

 Street scene photograph to include a portion of the subject site
 For New Construction, include photographs that depict the
subject’s grade and drainage
 For Proposed Construction, a photograph that shows the grade
of the vacant lot

Again, I have pictures of the inside of the garage, the side of the garage, and the rear of the garage, so that's "improvements with contributory value" etc covered. I don't think it is a stretch to say that the front of the garage does not add value that is not depicted by my other photos and statements about it.

Anyway thank you guys, I am going to go back, calm down, because I am afraid of getting screwed around by FHA. That's why I started the thread.
