How many appraisals does the AVERAGE residential appraiser complete per week?

I'm averaging 4.3 appraisals per week this year. Which is down a little from last year. Like to keep it between 15-20 a month so that is perfect for me.
 
I agree Don, though 3-4 a week may be conservative in that regard...seems many appraisers max out around 4-6 a week that they personally do and consider appraising rather than form filling. Digger says he "types" reports...well typing, filling in information on a form is a good description...I find it hard to believe at face value his posts where he attributes his amazing experience so different than most of us where he lives...do all the other appraisers where he lives also have a magical life, where nearly every subject is close by, reports only need 3 comps that take 5 minutes to pull, parties easily agree to a schedule 4 inspections a day, the orders are all full fee etc. He may be the exception to the rule but his tone reminds me of Amway/multi level marketing reps who breezily talk about high profits and and returns that most never see.

ahhh j grant the board skeptic always shooting my experience down as LIES!!! lol, j/k. what can i say it is what it is. ive been here many years and my story is always the same. today for instance i had 3 inspections. 2 were 1.8 miles apart from each other and the 3rd was 12 miles away. i was driving home after my 3rd inspection at 10:20am and i woke up at 8am. i think i live in the most densely populated veteran owned homes area with massive turnover frequently going back to the same subdivision time after time where 3 good comps are the norm. on appraisal 2 today i had 1 comp inside and 2 outside comps. both outside comps were a 1/4 mile from my subject. and next month the VA fees go to $525!!! woohoo! in 25 years of appraising ive never been dinged by anyone VA, FHA, FNMA, appraiser board etc. ive worked with rels and plenty of other hardasses in the past and no one had a problem with my reports. they are concise, succinct and contain no fluff. typing, form filling, skippy call it what you will but if my reports take 45 minutes to type and yours take 3 hours and we both end up with the same outcome (getting through underwriting while being USPAP compliant with credible supported results) isnt my way a little better?
 
I imagine Digger works in a suburban area that is like one gigantic subdivision of 1,000 - 1,500 sf ranches. Once he's used 6-10 of the comp sales, he can use them over and over again on maybe hundreds of reports without having to start researching sales again for 3-6 months. On the other hand, he does talk about driving all the comps in ten minutes, so maybe my scenario doesn't apply. :shrug:

not ranches but id say the majority are 2,800sf colonials and many many townhomes. and yes ive joked before if driving 3 comps takes more than 15 minutes im LIVID at the time im wasting.
 
If he is re using the same "comps", aka sales over and over without new research it is bogus...sales and listings change research each assignment anew, even if end up suing some of the same sales. And every assignment he gets are in these subdivisions, and he is able to magically line up 4 appointments one after another a day, week in and week out...I find it hard to take at face value...or he is the one in a million golden child..

Does every appraiser in his area knock out 4 inspections a day and 15 a week? I doubt it.

Large subdivisions exist in my area, when I appraise in them, I don't stick in same recycled comps ,, each house depending on upgrades, lot, location within community etc turns out to be different after all, and the market keeps changing as new sales and listings occur. as well as conditions change

no i dont use same sales over and over. just use datamaster which is a massive time saver. ive only told jtip this but in july i believe of last year i billed 89 1004s and 15 draws which was my personal record. it was very difficult but at one time i had 72 in process so i had to just kill myself to get them done. but yes 2 a day every day is my goal.

And how many hours per day do you work to complete a typical 2 assignments per day?
 
Just wanted to clarify. No doubt many on this thread are reporting what "they" themselves consider to be their average number of reports completed per week, but the point of this post was to identify the number of reports completed by the "average (full-time) appraiser" across the US.
 
Digger is the execption to the norm, put it that way. If he is able to do this and produce quality good for him.

People have varying degrees of efficiency and capacity for work, or ambition for their income level. To comment that those in rural areas cant' do as many typically is redundant.

The problem comes about when a low fee environment causes appraisers to take on more volume than they can handle well, and nearly any appraiser taking on volume to make up for low fees, being that there are only so many hours in a working week, have to shortcut research and analysis, or shortcut something to get it all done. There is only so much "efficiency" at hand to when it crosses the line into not being an appraisal anymore but a mechanical process of automation and data fill with appraiser having minimal input.

ince "your way" is not achievable by majority of appraisers, it can't be "better". I don't call you a liar because I have no idea of the reality behind what you report. For example, does every other appraiser who lives in your exact market area also produce such high volume with nary a speed bump anywhere? Somehow I doubt it.

Digger's ideal appraisal world and capacity for volume may indeed by special unto him. But the breezy style of his writing and the consistent amazing income and easy reports compared to nearly everyone else, reminds me of the way the shills for Amway and multi level marketing write.

The report doesn't' take 3 hours to "type - it takes 3 hours to "write"...writing means while one fills in information they are also analyzing, thinking (omg that adds to the time! ) performing additional research, and making specific to area comments rather than dumped canned comments.

Maybe your outcome manages to have a supported market value and you'v never been "dinged" - however for most an assembly line process and "typing" is not appraising. I don't see speed mentioned in USPAP under the competency rule ( joke). It's a shame appraising has come to this, a timed speed race, rather than what the content is. While appraises can and do deliverer in a timely manner and many within 48 hours due to client demand, the degradation of appraising into a race is not an outcome most consider beneficial to the profession or results .

If you are always full fee why did you mention working for RELS- they are notorious for low fees ( except to you, who is always the exception)

I suspect Digger doesn't dedicate his life to being the top AF poster every day of his life resulting in greater productivity than someone that responds to every single post on the AF.
