How many appraisals does the AVERAGE residential appraiser complete per week?

I suspect Digger doesn't dedicate his life to being the top AF poster every day of his life resulting in greater productivity than someone that responds to every single post on the AF.

lol, good one! Then what about all the other appraisers who are not posting so much- why can they only do 3-6 a week average while Digger does 10-15?

If at most I waste 1 hour a day posting in between reports, I could save 5 hours a week and do 1 more report, not 10 more- and since I eat at my desk and don't do other time wasting things, maybe I'd really save 2 hours a week.
 
And how many hours per day do you work to complete a typical 2 assignments per day?

6 hours most of the time. further away appraisals push that to 8 rarely.

If you are always full fee why did you mention working for RELS- they are notorious for low fees ( except to you, who is always the exception)

worked for rels 8 years ago for about 1 year before getting on the VA panel. they paid remarkably well sometimes but yea the fee was usually 260 id say 70% of the time.
 
I answered poll, 4-6 a week is what I feel comfortable doing , I could make twice as much if I wanted to expand geo area/take on more orders. Some crazy weeks it is 7 a week, a slow week can be 2 or 3 ( I am full time appraiser work for my self )

Are you doing any AMC work ?

Apply to every direct lender you can think of, interact with RE agents, ask any of them for referrals to lenders.I do about 70% lender work and work for a few AMC's for the other 30% smaller AMC's as the large ones pay so poorly. I do occasional private work but I don't market for it, any marketing you can do for yourself is helpful ( I am bad at it and not the one to go to for marketing advice)
 
I used to work about 15-20 zip codes in Chicagoland.

The appraising part came very easily for me because I KNEW those markets.

I really don't know all the special lingo used today and whatever data goes in before/after the grid but 2 per day was not a problem for me every day.

Inspect 2 in the AM, write up the previous 2 in PM. Do prep work on today's inspections before hitting the road.

Not sure what you guys are doing these days, but I'd update each zip code monthly and use software as an additional edge.

Thanks , do you know where I can get a list for some of theses direct lenders?, or should I just use Google? I haven't applied to not even 1 direct lender, the only thing I did was signed up with like 15 AMC's, since I've been Certified (A/R) for 2 1/2 years. I've been getting work, here and there, but you know how some AMC''s are. I think the most work I was getting was from USRES, but even that's slowed, I signed up with Corelogic, which was like a 2 month process, from background checks, meeting their 2 year requirement, software delivery test, and more, which had my thinking that it should be worth it, because of the screening process, so I got approved and added to their panel, but I haven't taken any orders from them, considering the type of orders they've been broadcasting. Like these high end Jumbo loan big properties, plus a rush, and wanting to pay like $275, I'm like Nah, I'll pass . I admit, I haven't spent much time on marketing , just initially applting at those AMC's, that I mentioned, but I know I definitely need to get more business. Thanks for any input you guys can spare. Just trying to make a living out here.

you answered your own question - just search direct lenders or mortgage bankers (bankers, not brokers)
Also ask agents at any purchase property if they recommend any good local lenders. Sometimes that can open doors

Amazing! 2 months?! Really? (Not you, but CLogic) Wow. And after all that time you get treated like crap with insulting blast email lowball fees. No wonder they don't have a good reputation on here (search the Clients - Good, Bad, Ugly)
I admit, I haven't spent much time on marketing ,
I hardly market, although I do hand out business cards at each property I go to, even vacant ones I leave a card on the counter. This has resulted in a decent amount of private work. I've built my book up to about 15-20% right now. Private is nice, IMO - paid COD immediately, no MC form, no stips, no daily updates, etc. It's taken a couple of years and wasn't an overnight thing, but persistence helps. Same with speaking with agents; that's a form of marketing. I've gotten 2 REALLY good clients b/c agents referred me for their panel. You never know who's going to refer you for appraisal work, so just be professional.

Thanks ,I'll start marketing more, and getting out networking more, this past weekend, there was an open house in my neighborhood, and it was just a thought to start going out and networking with some of these agents. I'm like it's a lot of appraisal work being done out here and I feel I should be entitled to have some of it. Thanks for the advice, I just need to hustle more.
