Thanks , do you know where I can get a list for some of theses direct lenders?, or should I just use Google? I haven't applied to not even 1 direct lender, the only thing I did was signed up with like 15 AMC's, since I've been Certified (A/R) for 2 1/2 years. I've been getting work, here and there, but you know how some AMC''s are. I think the most work I was getting was from USRES, but even that's slowed, I signed up with Corelogic, which was like a 2 month process, from background checks, meeting their 2 year requirement, software delivery test, and more, which had my thinking that it should be worth it, because of the screening process, so I got approved and added to their panel, but I haven't taken any orders from them, considering the type of orders they've been broadcasting. Like these high end Jumbo loan big properties, plus a rush, and wanting to pay like $275, I'm like Nah, I'll pass . I admit, I haven't spent much time on marketing , just initially applting at those AMC's, that I mentioned, but I know I definitely need to get more business. Thanks for any input you guys can spare. Just trying to make a living out here.

I'll PM you on weekend, but two of the lenders I am approved with invited me to join (I waited years for it), still it does not hurt to just cold apply just look lenders and credit unions up online; imo it is a numbers game.

Ok, yeah it sure it a numbers game. Thanks

I do 3 or 4 per week, and only VA work. The VA keeps me within my home county -- never more than 15 miles away and sometimes within my own subdivision. I enjoy the Veterans that I meet and can listen to their stories all afternoon.

The VA's current pay scale gives us some walking around money without any of that pesky all-night Report Wrangling. At this stage of my life I consider myself semi-retired. I may renew my Certification in June 2018 for another 2 years. But then again..... I may not.

that is probably going to be your hardest hurdle. not one of the 4 direct engagement lenders i have will touch anyone who has not been licensed for a minimum of 5 years.

Thanks ,I'll start marketing more, and getting out networking more, this past weekend, there was an open house in my neighborhood, and it was just a thought to start going out and networking with some of these agents. I'm like it's a lot of appraisal work being done out here and I feel I should be entitled to have some of it. Thanks for the advice, I just need to hustle more.

wrong attitude. no appraiser is entitled to anything. if you want something go out and work for it, which seems to be the path you are starting. feeling entitled to work simply because you are an appraiser is the wrong thing to do - next thing you know you will want the government to step in and control your fees and competition or try to price fix what other parties in the industry can make.

So its only 4 direct lenders that will give a certified guy like myself a chance

So my hopes of getting direct lender work is based on 4 lenders?

No, there are many out there. But as TRESInc said, and I agree, many do look toward around 3-5 yrs minimum experience. I ran into this myself, so it's first hand experience.

I agree with TRES also though that we are not "entitled" to work just because we have a certification. Again, as I stated, it comes from networking, talking with agents, leaving business cards, etc.
I'm not "entitled" to any of the business I have, just like some Lenders/AMCs aren't "entitled" to have me have to work with them. (I personally choose not to work with the large Banks and many of the larger AMCs out there)

I think you're on the right track - trying to get away from low fee BS clients - and I respect that. It was just a few short years ago I was well within your shoes. But it's not an overnight thing, so you have to have some patience.

Yep, I agree, patience and persistence where needed, hopefully I'll began to see the light eventually, it's definitely been a journey from 2005 as a trainee, up to now, a lot of obstacles I've been through, but I shall fight on. I like a USC TROJAN. Thanks for the advice, that'd why I like this forum.

the maybe you need to "adjust" your experience, lol. how long have you been appraising can be different from how long have you been certified... when i was dead years ago i just googled "appraiser sign up" and spent days applying to each link that came up. i just googled it myself and came up with 682 results. good luck bro!
