I always get a kick when people come here to tell us they are leaving, then all the others who chime in to agree that they had to leave because they refused to be dishonest, or they got no business because they were/are too honest. I guess most of us who still like appraising and who make a good living are just a bunch of dishonest thieves?
Self Employment is not for everyone, and there has to be winners, and there has to be loosers. Sure this business is a little screwy, but isn't most business? I can honestly say, hand on heart that i have been here in the business since 99, and certified since 2002 and have NEVER involved myself in any shady practice, and my appraisal practice is stronger today than at any other time. I have support staff, and the business doesnt run me, i run it.
If you never got passed the AMC model, and that was your only client, then yes, i can see why you would need to get out.
 
Did someone say public trust. Go through the IAC and spread that manure some where else.
 
so according to you AMCs are here because appraisers don't act like adults yet almost every post on here about AMCs are complaining about the way they treat appraisers, so appraisers have no one to blame but themselves for the problems they face from AMCs in your opinion.
AMCs are paid to manage appraisers, the reasons are various and sundry.

i think a quite a few people on here would not share your point of view.
That's life in the big city.

let's look at it from a different point of view. you get an order, you make the appointment and the borrower cancels the morning of. you make another appointment, the borrower cancels that one too. happens a 3rd time, maybe even a 4th. the client now removes you from their active panel because you cannot complete what you are responsible to do - the appraisal, though it happens as a result of the borrower's actions. it is your responsibility to get the report completed but the borrower causes that not to happen just like you said it is the AMCs responsibility to assign orders and they are responsible for a 3rd parties actions, namely the appraiser, not completing the report they accepted and agreed to complete.
Let's stop making stuff up, nottrav's post isn't close to your made up scenario.

you sound like a millennial. no matter what happens it's someone else's fault and responsibility.

Exactly. I get unsolicited email blasts. I have zero AMC clients. I am not on anyone's list. I no longer even have residential software. They are simply plucking a name from the state board website. The borrower isn't my clientele. Their problem is not my crisis. They should find a better lender. Abolishing the AMC model and requiring banks to order through their own vetted roster would improve the lot of banker, borrower, and appraiser all. In fact, the law says banks are supposed to pre-qualify appraisers... it isn't an instant background check situation.

I believe you and would never say that those who remain are crooked. I just found a better way to make money.

it's the exact same thing whether you like to admit it or not only this time you don't have a way to place the blame for the appraiser's actions on someone else. something happened out of the control of one party yet you are stating they are responsible for another's actions. it's the exact same thing.
 
And AMCs shouldn't send orders they know they will give to their AI buddies anyways.
Not sure what you mean by this DJD because many of the AMCs (especially larger ones, but also a few smaller ones I know of) the people assigning the appraisals probably have limited idea WHAT the A I is let alone who's part of it.

I know you're no big fan of the A I based on your prior posts (and that's fine - Right now I'm pretty much indifferent about them, although I still keep consider joining now and then) but I think your comment about AMCs giving assignments to "their A I buddies" is peculiar. Any basis behind that claim?
