Lol. How many appraisals you average a year? 12. Lol

like they usually are your post has no basis in reality. why are you so concerned with my business? you should concentrate on your own and try to make a profit. wait, i forgot, you believe that isn't the purpose of a business. go call the gov of LA and ask him what the weather is like in portugal.

Your speculations are amusing. Flatter yourself some more.

Sorry if I missed it, but if an appraiser chooses not to join in on the smart exchange, is their data held confidential or is it shared with the smart exchange whether they opt in or not ??? Why should I share my hard earned data and original photos with my competitors?
That is a very good question that Alamode users should know the answers to. To be fair, Alamode should have to ask permission to take our data and use it as they please, and I would guess they would maintain that they share our data only if we opt in to "Smartexchange".

Interesting side note: a major lender just issued a directive to all appraiser vendors stressing that we are to use only our own photos in their appraisal reports- no third party photos are considered acceptable. I have to wonder if this isn't a direct response to the Corelogic/Alamode sharing of appraisers' data including shared photos.

“This seems to acknowledge that we own our information because we have to sign away our rights, something appraisers have believed since forever but lenders and AMCs haven’t been on board and simply take it and use it (think FNC).”

based on everything i have read on the topic they are not taking anyone's data without that appraiser giving them permission. that permission was not fully explained though when they offered the free trial period as they failed to mention that once someone opts in their data is immediately taken and remains in the pool even if they opt out of the program.

Interesting side note: a major lender just issued a directive to all appraiser vendors stressing that we are to use only our own photos in their appraisal reports- no third party photos are considered acceptable. just a coincidence in my opinion. i have a couple lending clients who have required original comp photos since i started working with them many, many years ago.

Hopefully that is correct. As a Total user, they have messed up the comp database as well. In the past when I filled in the address for a comp, it would then show if I had used the comp before and it was in my comp database, now, even though I have NOT opted into the smartexchange, it will show that there is history for a comp when typing the address, then you have to click on that notification to see if it is my database or the smartexchange database where the comp was used, a major time waster. They really need to keep those things separate, a major fail on their part. After Corelogic bought them out, the only reason I am staying with them is because of my comp database, now if they are going to screw with that, one might as well change.
