Just good to repeat when the only one with insurance to cover the opinions, based on data from an interested party, doesn’t forget they are the only one responsible for the bottom line.

Remember after the last crash insurance rates went up, and all residential work needed a minimum million dollar policy? What will be the minimum after the next crash, and what will it cost, when doing $75 appraisals?

And don't forget to attach the declaration page of your E&O insurance.

absolutely. the day i started in 1992 my mentor gave me some cassette tapes that said the end is near. we can land a man on the moon, of course we can value a home with a computer. i just dont care. i am an appraiser and i have insurance to cover my mistakes or blunders just like car insurance. some of you (not u) would never drive for fear of your car insurance, lol. its there for a reason. make money or get left behind. i embrace what is coming my way and i have no way to stop it so why bother!
 
The purpose of hybrids is to get the appraiser to sell his signature and E&O for as little as possible cause the system still needs someone to blame if the loan blows up on them.

Sorry if I missed it, but if an appraiser chooses not to join in on the smart exchange, is their data held confidential or is it shared with the smart exchange whether they opt in or not ??? Why should I share my hard earned data and original photos with my competitors?

The problem is, some of the data gets old, fast, because the data generally comes from the property tax assessing jurisdictions, and considering that the larger jurisdictions tend to recollect those data on four- to sixyear cycles, under the most optimistic scenario, at any time just one-fourth of the data will be fresh.

It’s a race to the top among the top dog AVM providers which are probably in a fifth generation development stage.

Access to Appraisal data is CRITICAL to what they all are doing as it will provide the needed edge or advantage.

Corelogic buys an appraisal software company so that they can sell software to a supposedly decreasing, low growth user market? Or to make an Appraiser more financially prosperous?

If anyone believes any of the Smartchange marketing hype for even one minute - they should also go start a Go Fund Me page On behalf of Bernie Madoff.

complete lie. none of my lending clients ever required a $1,000,000 policy and none do today. the largest required policy from any of them is $300,000/$600,000 and two of them have no limit requirements. stop making up lies and trying to apply them to everyone just to attempt to support the crap you spew.
