i know i know im cutting my own throat. if big real real estate wants to take over the world theyre going to do it with or without my measly help. anything that makes me more efficient im all for. one of my decent clients swbc just sent me an email they are introducing hybrids. if the end is coming its already here.

Appraisers should stop trying to be so machine like efficient and instead provide the kind of work that sets us apart from machines.

IF SWBC is introducing hybrids , is it for a loan product that does not need appraisals? So far that is what the hybrids are.used for, not be confused with the fannie test of bifurcated.
 
If you opted in early (IIRC about 6 months ago) it's free for a year.

why? my job is to make as much money as i can before i die. i owe nothing to no one except my family.the hybrids im aware of (bifurcated as you call them) are someone else does the inspection and i do a report with MLS pics and are in the FNMA approval pipeline and are already in use for portfolio loans.

and... why would swbc send out an email to current appraisers if hybrids didnt need an appraiser, lol?

Lol I am aware the hyprids are an appraisal, I said they are not the same as bifurcated ( bifurcated are being tested to replace 1004 work, hybrids are to replace an evaluation/BPO)

arent they both the same with different assignment conditions? bifurcated means 2 parts. i did these $50 to $125 reports where someone else took a pic of the home and sent it to me and that was it and i provided a value.. now they are introducing a new report where again someone else does and interior inspection and sketch and i complete the report for around $175. they are both hybrid or 2 part reports.
 
In 6 months they’ll be offering $30. They’ll be claiming someone else is doing the sketch and inspection and providing pictures. An now, voila- you don’t even have to bother yourself typing in the data because Smarty pants will be doing that for you as well. Just sign on the dotted line please! .

Kinda reminds me of a Wells Fargo teller who kept asking me if I’ve tried online banking. So easy and convenient said she - I was gonna love it if I’d just give it a try!

I wonder if she was among the hundreds of employees let go because her services were no longer needed.
