Oh come on. The question was about the lender, pressure, undue influence on an appraiser who elects to comply with USPAP. What's the recourse on the lender? Think it through.
 
To me, the recourse on the lender is the loss of my services. They can find someone that will. Good luck to both of them.

That's the typical response that plays into and exacerbates these predatory and unreasonable practices that will never go away. But thanks for your stellar response.

State banking commission complaint.

No enforcement can happen, if the enforcers don't know what's going on.

Lenders don't have to comply with USPAP, but they do have to comply with AIR when reselling to GSEs,

and dang, "condition" can be a major consideration in "the value" so influencing the SOW impacts "the value".

Finally, a reasonable, sensible and truly STELLAR answer. And that's exactly who I filed a complaint with.
 
So, the question was "How many appraisers are doing drivebys on properties that have no prior MLS or other documentation on which to rely on, but are solely relying on the exterior condition and making the assumption that the interior condition and quality is similar to the exterior condition and quality?" and the winner is "State banking commission complaint." Stellar indeed
 
You may be surprised at the wars I've won. I had one FDIC complaint that resulted in my being re-instated to the appraiser panel, with the reviewer being demoted and who has since been discharged from her position. You should try standing on principle sometime.
