I'm not wrong. When have you tried to upload from your software an appraisal with a trainee signature? Try it. Its prior to appraisalscope, mercury or appraisalport. It is not client specific. FNMA gives advice on how to make the appraisals acceptable, but they don't work. I can pdf the files and send them on to clients who will accept the pdf format, but most clients will not.

This is the result returned when trying to upload a report with a trainee signature. The details read For appraiser XXXX there is no match in ASC.gov for License/Certification number 123 in the state of OR. Yes I put in the 123.
That is not from either of the GSEs. The GSEs generate SSR reports, and those are provided to lenders, not appraisers. Again, that can be verified with simple Internet searches.

Since it refers to "UAD Validation" I can see why one might think it is in some way "official" or from one of the GSEs, but that is not the case.

This is no different than the flags raised by running the E&O function in Total, or the "rules checker" function in other software programs. Many entities program these and they are not a direct connection to the GSE intake portal. Many of them are inadequate, as they cost money to perfect and some entities would rather appraisers just take whatever steps are necessary to work around their incomplete/inadequate/inaccurate programming. Clear Crapital is a classic example. UAD clear states that, in non-disclosure states, a blank in the "Price of Prior Sale/Transfer" is an acceptable entry. Clear Crapital had a program that would not pass the appraisal if that were blank, regardless of whether or not you knew the price was actually "0". The FHA portal is the same. You cannot deliver a report with a blank in that field because they haven't completed their program to comply with all UAD requirements and definitions.
 
If I may interject, this is another issue of code, transmissions, and multiples of programs trying to ultimately do the same thing in a different way.

Wouldn't it be so much easier, if everybody used the same protocols? Why does every portal and every client have a different software program or proprietary plugin for transmission?

Because different users have different needs and risk tolerances. :)

It remains that a report cannot be uploaded using standard appraisal software with a trainee signature. I challenge you to try it yourself with standard appraisal software.
