PAREA provides another pathway for aspiring appraisers to fulfill their experience requirements by taking advantage of innovative technology. PAREA is designed to offer practical experience in a virtual environment combining appraisal theory and methodology in real-world simulations. This experience can be provided through a wide range of online and virtual reality technologies.

The Appraiser Qualifications Board created the program as an alternative to the traditional supervisor/trainee model for gaining appraisal experience. To meet the experience requirements for the Licensed Residential and the Certified Residential credential level, a participant can now choose between PAREA or the supervisor/trainee model.

It is not the function of licensing to limit the supply of licensees in the market. So if the profession can identify a viable alternative to supervised experience then it's legitimacy should be considered within the context of its results - the competency levels of the appraisers who complete that process.

Considering your attitude. Here is my response in my best Yoda speak: Attack me with your mandibles you must.

I don't necessarily oppose the idea, but I think progress won't be made until a crucial aspect of the program is refined. The AI project has only broken even, so they do not have the funds or staff to begin a new venture. The main issue at hand is the shortage of mentors, which is a significant problem that needs to be solved. As of the last update, they require up to five times the number of mentors or even more. Additionally, the participants are not up to speed, and a lot of time is being spent reteaching them the basics. At present, it is uncertain whether the residential component of the program will continue.

Personally, I oppose the use of PAREA in lieu of experience hours for an SL or a CR; as I'm sure is the case for probably most members of this forum. I oppose it for the same reasons -and to the same extent - for the CG criteria. Nor more than nor less than nor for any different reasons, but for exactly the same reasons. There's a lot more to being an appraiser than just filling out the form. Or a narrative template.

But, it doesn't matter what I think.

I will sign it. Even Though I personally do not want a CG path for myself at this point, I think PAREA should be an option for those who do. I also support the idea of a Jr commercial license such as I posted previous times about.
