Do not count laundry room as a room

I guess I'm the anomaly.... I iron my khakis and Polo the night before appointments. I don't like wearing things that looks like I got it from the bottom of the hamper.
Same here, I iron all the time. Learned at a very young age.
 
This is from a 2021 appraisal on my house for a refi by a local appraiser. Notice my house was credited with having a 8-3-2.1, yet no adjustment. So I have a family room, laundry (which was not counted), and a second story 'den.' So what difference does 'room count' make and a 'laundry,' like War? Absolutely nothing, apparently. : )

When underwriters ask questions based more on opinion than fact, I ask them to cite the specific guideline. So, if they asked me to include the utility room in the room count, I'd like to ask them to provide the relevant guidelines. I do not count utility/laundry rooms in the room count. It would only matter if the utility/laundry room were absent or insufficient for the size of the house, or if it didn't meet market expectations. So, since you count it as a room, please cite the guidelines. Don't worry, I cannot support my position either. All of this is probably a local matter.

Depends on the market. An analysis of market data will give you the answer for your property. In many markets, more rooms and even more bedrooms is not something that people pay more for... assuming that the living area is equal. Bedroom count does segment the market. A family that needs a 4 bedroom house will not consider a 3 bedroom house... but, they also won't pay extra for one with 5.... if that's the only difference.

There was no adjustment which makes the revision request even more strange
if that house was appraised before and they didn't count the laundry room as a room, then CU might have flagged you, saying that other appraisers said it had 6 rooms, not 7. lenders can over ride the flags or ask you to change it. great hill to lose a client, if you like them. if not liked, then they are now on my aggravation, do not use, list.
I would tell them to pound sand
nice business decision. your old pound the sand client, will now become my new happy client. lucky me.

Comp 1 - He made only a -$3000 adjustment for a 2Bed 1Bath difference?!?! (There's a story in there somewhere ... :ROFLMAO:)
 
Hell some time back one of those atrocious lower entries the front door opened in to the kitchen. It was weird
A style around the first of the 20th century was 2 front doors - one into the living room, one into the "parlor" where guests were entertained when visiting. And even some 2 room houses had 2 doors in front. I was raised in a house that originally had 2 front doors and 1 rear and had 2 rooms. The folk's bed was in the living room and my bro and I slept in the kitchen-dining room.
Appraisers do not iron. Ever.

I'd call my utility room a room
I've seen a nice wine room or cellar a time or two. I do recall one house where the laundry was huge and had a built-in ironing board - that house also had a sunken living room with a fireplace, to get wood to the fireplace there was a door and a slide where you chucked wood from outside down the slide to a box holding the wood. Strange house. A bank lost a lot of money on that REO.
