Lots of good opinions here but the bottom line is, it doesn't matter. Most laundry is either in the basement or in the half bath. To have a separate room, away from guests looking at your dirty skivvies as they pee, may be appealing but I would dare anyone to successfully support a positive value adjustment.

I guess there is no problem with including it; a reader will note that in the room breakdown grid; but the only problem I can see is if all your comps are six rooms and you have seven rooms because of the laundry room, an underwriter will ask for a comp with seven rooms.

That being said I have never once in over 25 years adjusted for room count that wasn't a bed or bathroom so it really wouldn't matter.

I never count them even if large - or has granite. When laundry rooms are that nice, the whole house is usually quite large and upgraded, -it is still a laundry room.

It was a 2 million $ house. It was new and I had 3 comps of the same model. The laundry room was labeled in the builder's floor plan and I didn't feel like fighting about it. The walk in dog shower was nicer than MY shower. It was 5000 square feet, 3 car garage. It had all the upgrades (including a secret room), which I did not count (I was prepared to tell them I didn't count it because it was secret, but I labeled it a walk in closet, lol

Do not include foyers,

I have seen numerous "foyer" that are used as "rooms". Especially in older homes and I don't mean what some call a "parlour" which is usually a room off the foyer. Amazing the they don't want a 12' x 16' foyer called a room. But a 6' x 12' laundry is a room.

I never count the foyer unless like you say the front door opens into a 12' x 16' room then to me it's not a foyer it's a room. Countless homes today have the front door open into a living room. Hell some time back one of those atrocious lower entries the front door opened in to the kitchen. It was weird

peer practice is a USPAP standard, and 99.9999% of appraisers do not count the laundry room as a room.

Other than doing laundry, or occasional ironing, nobody spends time in there !

Appraisers do not iron. Ever.
